Solar net-metering on multifamily rental property
I’ve been wondering about this:
If you install a big PV solar panels on a 3 family rental property there is not much to offset on the ConEd common meter, as it is just used for hallway lights.
Can net-metering in one building be applied to multiple tenant meters?

New owner – my panels overproduce, so tenant usage doesn’t matter. Just seems nice to throw in the electricity for them. I don’t need the hassle of another bill to them.

Interesting – new owner.
So you are saying if you have 4 units you could allocate 25% to each unit and the tenant just pays less supply charges per month than they would pay without it.
I’m not sure what the incentive is for the owner. But especially if tenants have to heat with HVAC on their own meter that should be enough to offset their heating bill.

Brooklyn Solarworks told us we would not be able to separately meter, so we will be covering our tenants (they currently pay their own electricity). Easier for us because we (should) have a productive roof and it’s just a 2-family and our tenants don’t have high electrical usage to begin with. For the future, if we go minisplit heat, this will allow us to easily continue to cover their heat, which is stipulated in their lease.

@Putnamdenizen – because I have a pollyannaish belief that people will be more thoughtful in their electric use if they have to actually pay for it. Who knows if this is true or not.

New owner – why not just include electricity in the base rent? My two family had one meter when I moved in, so I have just always paid the electricity ( I live in one unit). This has continued after I added solar. I also pay the separately metered gas for the rental – saves in headaches of having the account transferred to new tenants.

In our four family, we were able to choose which apartments would receive what percent of the solar and then worked out a separate agreement with the participating tenant that they would pay us the equivalent con ed rate. It’s a headache to track since Con Ed is awful at providing on-time info, and you’d need to have a trusting relationship with the tenant, but it’s possible. Also when one tenant moved out, it was really easy to shift the allocation within apartments on who’d get what percent of the solar.

Not sure on that but for a two family they joined the meters. That would not work in your favor as you have no way of knowing who is using what. Unless you are generating above usage
