Sidewalk violation - city repair or contractor?

Hi! We live in a 3-family brownstone with an old bluestone sidewalk and just got a violation from the city for several sections. We are trying to figure out whether to have the city repair as part of the Expedited Sidewalk Program or hire a contractor. If we do the latter, we will probably replace the bluestone with cement (we are not landmarked) because it’s very expensive to replace the bluestone entirely and we just fixed another piece because of a trip concern from our insurance. Most of the sidewalks on our block are cement. But first we are trying to figure out what happens with the Expedited Program—does the city just replace with cement? Is it more or less costly? Would love to hear from anyone who has been through this and went with the city or contractor. Thank you so much!

I asked the city to fix my violations. It was easy and more affordable. It made sense to me to have the authority do the repair, so there wouldn’t be any problems with contractors not fixing or causing more problems (cracking more spots).

5 years-wow! I was able to check my spot in the queue. They wound up coming months early. I never even had to deal with them. Came and went…just like the violation.

Expedited city repair is taken care of by the city but billed to the homeowner at a premium rate. Hire a contractor and take care of the violation. Save the money if you have the time to deal with it yourself.

In my experience, the city billed me for at least several hundred dollars less that 3 contractors estimates. All those numbers are very easy for any homeowner to get.

Anyone know what the going rate the city is currently billing homeowners for repairing one 5’x5′ sidewalk flag? I seem to recall they have a fixed price per sqft.

Nevermind. I just found a DOT pamphlet that says its $35.12 per sqft for a 4″ thick sidewalk. Is just me or is that not cheap at all. 1 5×5 flag = 25 sqft = $878. At anything more than 1 flag its probably cheaper to hire a contractor. A contractor I hired a few years ago replaced 5 or 6 flags for $1500 and charged only $250 or 300 for each additional flag beyond that. Am I missing something here or has the prices just gone way up?

Something sounds off. I think ours was 10.25 sq ft 8 years ago. Must be queens. Everything is cheaper in queens.

I’m in Bk and ours was done around 2016. The city also will redo any adjacent flags for free, that are damaged during their process. Would a private contractor do that?

I have heard that they are supposed fix them for free when the damage is caused by tree roots.

Double checking, it looks like the Expedited Sidewalk Repair Program cost varies by county. its $35 for Manhattan, $31 for Queens, and $27 for Brooklyn per sqft.

Though the DOT also says the estimated cost of replacement is listed on a PIR if you get a Notice of Violation. Is that not the same as the Expedited Sidewalk Repair program?..

“Cost of NYC DOT Sidewalk Repairs
To estimate the cost of the repair, multiply the estimated square footage shown on the Preliminary Inspection Report (PIR) by the cost per square foot shown on the letter that came with the Notice of Sidewalk Violation.”

I don’t have it on me but I will look tomorrow and report back. I will say that we got an estimate to replace the entire sidewalk with concrete and it was around $6500 on the low end.

ok, when ours were done, we got a letter from them specifically about our address (and the neighbors got the same letter about theirs) and we were given a low price. it was around 10 sq ft. 8 years or so ago.

Getting someone to level the existing bluestone slabs and maybe replace some of it with pieces from the front yard is around the same price. Then get some nice stone to fix the front yard. If you have a few big slabs of bluestone, don’t replace it with concrete. In my view bluestone sidewalk adds value to the house as it is (almost) irreplaceable
