semi detached brick house no windows on open side?

would I be able to create windows on the side in which the property is not attached? there are no windows currently on the side of the property.

That’s a good question. You’re absolutely right in that if it is in a landmarks district, then it may be subject to their restrictions. In a case like that, I’d contact LPC directly, speak with a staffer there, and ask their opinion. I seem to recall that the actor’s home you mentioned may have proposed a LOT of windows, or maybe very large ones. It may be that windows in keeping with the size and style of the historic period may be allowed.

But is it in a landmarked area? I recall much reporting on this site a few years back about a certain actor who wasn’t allowed to add as many windows to the side of a house as proposed – but was allowed to add some, if I recall correctly.

Row house, with an empty lot on one side and rear yards on the other. You could actually put windows on both sides if you wanted. They would need to be fire rated and do not count towards light and requirements as they may need to be removed if a building is constructed on the adjacent lot. It’s highly unlikely anyone would build up the lots which have rear yards against the side of your house in such a way that you would even need to remove them. More likely at the vacant lot.

This is actually an incredible opportunity to add natural light and air into your home. It would be possible to have windows on all four sides of your home. How often does that happen in a Brooklyn row house?!

its a row house the vacant space is that of a building. [Screenshot 2020-01-06 20](//muut.com/u/brownstoner/s1/:brownstoner:71bJ:screenshot2020010620.00.32.png.jpg) The property is zoned both R6A and r5 — not sure it would make a difference..

Is this a row house and the next lot is vacant? Or is it actually a semi-detached house with a side yard?

In either case, you can. But if it’s the former, then they need to be fire rated, and they do not count as legal sources of light and air for habitable rooms. Also note that if someone builds on that lot, you may lose those windows, as the new building may need to build to the property line, in which case you would be required to close up the windows.

If the latter case, then most likely you won’t need fire rated windows, and they might count for light and air, but that depends upon the distance between the windows and the lot line.
