Selling my Brownstone 14.5K to research the tile

Is this a reference to title insurance, or a title search? Has the property been foreclosed or inherited? The pricing sounds more like a title insurance price. I am involved in a businesses that invests in distressed real estate, and we sometimes purchase title policies in order to sell when there are hiccups in the chain of title. My real estate lawyer and the other buyer lawyer are asking 14500.00 $ to do some research for to find the title of the house when it coast under 1K
My house is clear WITH THE CITY regarding the conversation with my real estate lawyer everything is ok with my house but the buyer lawyer whant more informations $ .
Can I reduce the charge 14.5 $ on the asking price on the contract and only pay the cost of the research for the title with documentation and hourly time ? versus 14.5 K .
I fell I have been taking advantage off .

The bank is going to require this to be sure their is a clean title and I do believe that the title search also includes some sort of insurance by the search firm, a guarantee, that the title is clear. Part of the cost is that guarantee. I would have to say that the higher the property value, the higher the cost of that guarantee. I know we went through this when we bought our house because we have the report, I am just not sure who paid for it. Us or the seller.

$14,500 is way too much for a title report. Also the buyer should pay this, not the seller.

Without really knowing what is going on it’s hard to say. But normally the buyer would pay for the title insurance, and 14,500 sounds like way too much to me, I think that’s usually included in the lawyer fees and the mortgage fees.

What I would recommend is to contact another lawyer who handles closings, and ask if they can do the transaction without this charge. I bet you can get an answer without actually have to pay or by paying a nominal amount. If you gave more detail about this charge we might be able to comment, but it seems very specific to your situation.

“very specific to your situation” probably sums it up.

since this appeared and since the price seemed high, i did a bit of reading about title insurance and learned there are two types: the plain old title insurance that comes with title report and another sort of title insurance that the buyer can purchase outside of what the bank demands. the first type, the kind we all get with the report protects the bank and satisfies the balance on the mortgage if a successful claim is made. In this case the bank gets taken care of and the “rightful” owner repossesses the property leaving the person who thought they bought an unencumbered property out in the cold. the second kind of insurance is one that a buyer can purchase and that insurance protects the buyer. the cost seems to vary but .5% of the purchase price might be about right and would run to i suppose 10k on a 2 million dollar home.

i am wondering if something came up in the search and the buyer is asking the seller to pay for insurance.
