Sanitation ticket from previous owner

i just spoke to someone who could be wrong but they stated this should have bene caught in due diligence by the attorney and if it was issued to an address (not a name), it stays with the property.

Hi,

I purchased a townhouse last year, and recently the seller notified me of a sanitation ticket that happened when he was the owner. The ticket missed hearing and is in default. What should be my course of action here?

Did the seller offer to pay it? if not, know that violations follow the house (not the person) and you will end up paying it. unless you had something written in the contract with the seller, it is now your violation.

most violations can be checked by looking at DOB BIS and anyone purchasing a home would be wise to check it. I am not sure about sanitation violations though . i also do not believe that DOT sidewalk violations appear on the DOB site. I can check these later (with my property) as i had a sidewalk violation years back and my neighbor had a sanitation violation. i will check those.

I believe sanitation tickets jump to $300 for unpaid default judgements if it’s the typical failure to clean 18″ into the street.
