Rooftop Addition

Hello all,

Thank you in advance for your guidance. We are exploring the possibility of doing a rooftop addition on our Brooklyn townhouse. As far as permitting it appears to be allowed (we aren’t landmarked etc).

Any recommendations on architects who have done this? Photos of it done well? Hoping for it to be as seamless as possible and not an eyesore from the street (potentially even hiding it from sight lines).

Time lines? 6-12 months seem fair?

Finally, and the worst part but what is construction pricing look like? I am interior designer so I know how exorbitant things have gotten but does budgeting 700-1000$ per square foot seem fair? Any tips and insights greatly appreciated.

Unfortunately I think the budget numbers you are citing are realistic in the current market. I have done many and the precise and surgical work involved can be surprisingly expensive but you definitely learn tricks along the way. We finished one a couple of years ago in Park Slope as part of a total gut Passive House renovation. and are working on another in Chelsea right now. The prices have definitely shot up. Whereas we used to be able to say $350/sf for a basic but nice addition, we’re now looking at the $700/sf range. I’d be happy to discuss the process with you to help figure out the budget and other considerations.

the way things are moving these days i would estimate up to 6 months for permitting alone. hopefully you have already included in your “we aren’t landmarked etc.” whether you have the available FAR to allow for the addition.
