Roof work by solar companies

thank you to the both of you. as i take this flat roof certification class, if i learn anything that allows me to either add anything to the reports i prepared for you or even change something, i will be in touch. i might be able to add very specific maintenance details.

as i move around the city now doing home inspections, i am finding that the people doing the solar systems are bringing in their own “roofers” to redo the roofs before or as they install the solar. I do not know if the solar people are hiring real roofing contractors or if they are using their own help to do the roofs, but the work of these people is sub par. haphazard seams, blisters on newer roofs, improperly glued seams, low spots. the other issue is the people selling the solar jobs want that job and that is where they make their money so if there are issues with the roof deck (soft and low spots and other issues that might slow it down), they will not say “oh, and we have to replace wood on the deck and it will cost this much more”. they are interested in keeping the price low so they can get the job and moving through it to get paid.

for comparison, i was at my cousin’s house on easter sunday. he has a nicely done rubber roof on his attached but flat garage that we sometimes walk on (the intent had been to put a deck there). I always knew this job l ooked perfect so i asked him “who did this?”. he told me, he did it himself. he is not a roofer, nor a carpenter or contractor, just a handy sort of homeowner who can sometimes be a little particular about how things get done. No training in any of this.

My point here is, there are people doing roofs in this city who have no business doing this sort of work and i can promise you there are homeowners reading this right now who could do better themselves.

Be careful if you engage a solar company to do the roof. You may have to walk your own roof first to see if there are issues with the decking and look for low spots and bring these issues up to the contractor to be sure they plan on addressing them and are not planning to lay a coat of rubber over bigger problems.

thanks for the update. I was contemplating to get one of this combined roof and solar jobs” . But it sounds line a bad idea. The solar guy spent singificant time telling me how good roofing will be.

in any case, would it make more sense to hire separate roofing people, separate solar people and separate electrician? Can I still claim the same rebate?

As I understand it, a portion of the cost of the roof work can be applied to the solar rebate. It doesn’t matter if it is done by a separate company or not. The catch 22 in a roof/solar project is that no roofer will not honor their warranty after solar rack penetrations are put on the roof.

HomeInspector, would you ever offer a service to “oversee” a roof installation, perhaps doing a preproduction meeting on the materials and process then showing up on the work day to make sure things are done properly?

slimc, i am in the process now of getting the certification (and training) that will allow me to write roofing job specifications (say for insurance companies). i have also met with a roofing supplier (Beacon on Atlantic) to talk to them about their product and see how they will fit into this equation. As it is now, i am inspecting roofs as a “home inspector” which means a “generalist” (i have been inspecting roofs since 1990 though and commercial roofs in the city since 1995; i roofed a house in 1982). A home inspector’s inspection means i can point out problems but not solutions. As soon as i get this training, i will be able to write the specs for an entire job. i am marketing this to this board: i want to be able to do inspections and then tell people what they have to do to fix or maintain their own roofs (in writing; detailing specific materials) or write the steps out and because i have supervised this, i know the junctures at which we should check things if they hire a roofer (check and photograph the materials that arrive on site, climb on roof af ter old roof is removed and check the deck, order changes to decking, lay insulation and check screws and plates for tightness, ………) to the point that a homeowner can do this themselves.

Here is the thing with any project. first, if you get a real good professional roofer, you will not have to babysit them and there is nothing i can tell them that they don’t already know and won’t already have planned for (having a guy like me there will piss a real pro off). Your key is, spend the money not on a guy like me to babysit, but on a pro roofer who tells you what has to be done and does it (when i do doors, i TELL the customer what has to be done to get what they want). that contractor also has to be confident enough that they can look you in the eye if roof decking has to be replaced, that they say “this has to go and it is this much $” (the dollar amount per sq foot should be written in the quote; a pro will write it that way; no surprises). you don’t want someone who is afraid to deal with a customer over money hiding things.

honestly, i would rather see you spend your money on proper people. i am glad to write the reports though. and i am very happy to help people who want to tackle maintenance and repairs on their own. i am going to target people on this board who want to maintain; i will spend an hour or two on the roof with them, take pictures, notes and talk and answer questions, and write a report detailing the materials and steps. i am thinking $500 for this service on a typical queens or brooklyn home.

i will tell you this and i thought of it as i was writing this. in like 1982 some roofers i knew on Long Island were reroofing the port authority bus terminal building. the port authority had people video taping them as they worked to document that they were doing what they should be doing. i wonder how that would fly with some of these roofers running around brooklyn? (if a contractor is who he says he is, this should not be a worry).

i will add this:

with some of the crap i have seen out there on roofs, any of us who have the time should be maintaining our own roofs. this is easy, easy stuff. if you passed 1st grade finger painting you can do it and guess what, its on the roof so nobody cares what it looks like. any repair you make has to keep water out and last 5-10 years.

something else here. a lot of issues with roof leaks happen around chimney’s and parapet walls. for the most part, we do not like covering brick with paint and flashing cement (it traps water which can freeze). if these houses were new, i would say “maybe you need a pro” so you don’t make a mess of the parapet walls and chimneys. but every roof i go on has flashing cement and paint on the parapet walls and chimneys and since we are not taking that off, the best thing to do is keep put flashing cement and paint on them.

Just to chime in, HomeInspector / Steve spent an hour on our roof looking at and commenting about everything, including the chimneys and parapet walls. I specifically remember him pointing out cracking on the back part of the roof and bulging on one of our chimneys on the side facing the neighbor, neither of which were included in our pre-purchase inspection from a big name company. Honestly, from that original inspection, I never got the sense I needed to do anything. After I got Steve’s inspection, I learned a lot about what to look out for and realized that I need to be on top of maintenance issues up there…

The sad fact is that there is at least one “pro-roofer” out there who is doing inferior work and ripping customers off. In fact, when they did my roof, they removed the interior ladder so I could not access the roof during the job.

Slimc: i am here if you or anyone you know ever needs a thorough roof inspection and soon enough i will be able to write job orders for what has to be done to fix deficiencies. the actual steps to the maintenance or a roof replace. I will be gaining some education on chimneys as well. it already seems i am picking up damage on chimneys that others are missing.

in so far as them taking that ladder. know this stuff only happens to homeowners. these guys would not dare do something like that to me or other contractors. its hard to throw someone off a roof job once they have ripped the roof off, but generally there is a line that gets crossed and you tell them “pack your s..t up and get out of here” (in this case you would tell them “that ladder goes back right now” and you would have to find a way to enforce it. also know, they do have legitimate safety concerns with having you walk around on a roof job. but you can stick your head out of the hatch).

I have not replied here until now because i was trying to get the name of a roofer i had seen doing a job here by me. they seemed to know their stuff and the boss was probably on the job with the crew. that was why what i saw ran like clockwork. But i checked google reviews and it seems some people have had serious issues with members of the crew. In short it is really hard to find good people. they have part of what it takes but always seem to lack something someplace else. the reviews i saw were so bad, what the employees are alleged to have done, that i cannot post the name of the roofer here.

Steve really gave our roof, chimneys & parapets the “third degree”. He spent at least an hour inspecting the membrane, flashing, and masonry. Not only did he point out numerous cracks and gaps in that we had never noticed before (despite having a roof garden right beside those parapets, issues I will tackle once the weather warms up) he talked us thru why those blemishes mattered and how to deal with them, he showed us why & how a few soft spots & a bubbles that had concerned us were not (yet) a problem, thanks to analysis with his infra-red camera. Like many homeowners in brownstone Brooklyn, we’re considering solar. When we do decide to install, after working with Steve I feel much better equipped to discuss do’s & don’ts w/ installer & roofer.
