Roof replacement or repair

We used Royal to entirely replace an incredibly poorly maintained roof and they did a very good job (although all told, it came to around $34K for a not particularly large roof because once they started they found most of the joists and boards were rotten and had to be replaced).

Hi All. I am looking for a roofer that I can use to do an immediate repair and down the track get the roof replaced. The roof has gone spongy so I expect that that means there is some work to be done under it. I had a quote a couple of years back which didn’t seem too bad (somewhere around the $20,000 -$25000 mark I think) but then I realised that they were just putting a new layer over the old and I had second thoughts. Now just 2 years after patching it is leaking into the ceiling of the top apartment …again. Always seems to be around the rear drain. Anyway any thoughts or recommendations I would be very grateful.

Yes but probably too cheap for a new roof with proper repairs of whatever was causing the sponginess, but then again I have no reference point to know. He didn’t seem to want to go into a lot of detail or explanation and I got scared off because if its hard to have a conversation right at the beginning what hope do you have.

Did you talk to Royal Roofing – they might be able to do both. A new roof should cost 20-25 but that’s cost is for work that is more extensive than adding a layer.
