Anyone know of a roof inspector who can inspect, analyze, and report on a new roofing job? I need someone who has no skin in the game, someone impartial who does not work for roofing company. Like a home inspector but with a specialization in flat roofs.

I’d ask an architect or engineer, they should be able to do this and give you a formal report. The ones that do home inspections are probably more likely to be receptive.

Why an architect or engineer? If it’s structural integrity of the building and it’s ability to support the roof, that makes sense to consult an engineer. But if one is evaluating the roofing work, then one should consult with a roofing inspector.

Is there any credential needed to be a roofing inspector? Maybe there is. A report from an engineer would probably be more credible in a dispute which is probably one thing the op is concerned about here.

I agree an engineer is helpful in case of structural concerns. However if OP simply coated the roof or got a new roof without structural work, then a roofer or roofing inspector will be more helpful.

There is a company in Indiana that does just this sort of thing. In my experience with home inspectors, they know a little bit about a lot of things but I really need someone who can focus exclusively on the roof material and workmanship. If you know of anyone, please lmk.

Most don’t want to fix but some do. I interviewed 10 plumbers and found an honest one. It’s not an easy process but the only way that I have found to work.

Plus you learn a lot as you go through this and learn who’s honest vs. not. People say talk to three but if you get 3 bad eggs you’re screwed. Everyone here recommended Royal but I didn’t get a great feeling from their “we do this in one day”

I’ve made mistakes too so don’t be hard on yourself. Just talk to more people and I believe you will find someone. Plus the roofers might know an engineer or assessor.

Jsheld is similar to the place in Indiana who returned my email inquiry. When asked what my budget was… I said about the same price as a home inspection and they suggested I find someone else. I fear these places charge a fortune. Would love to find a home inspector to evaluate (mine just does comprehensive home inspections, not roof only).

I expect they would charge more. Personally think it’s better to call home inspectors and interview them about “roofing” a bit. I fear this will be a needle in a haystack.
