Roof Inspection —Recommendation and Endorsement

thank you to the both of you for the recommendations.

these roofs are made to be maintained. in commercial real estate, professionals inspect and maintain the roofs. if water drips down onto a vice president’s desk, the building manager failed.

homeowners on the other hand wait for the water to leak in and then they take action. this is the wrong way to go about this because now, especially with insulation under the membranes, the damage gets expensive to fix. and even without insulation, we simply do not want water leaking in and becoming trapped between a newer and older layer of roofing because that will eventually attack the roofing adhesives and ruin the roof.

Steve Cymbalski (Brownstone Home Inspection LLC) inspected my roof recently and I just received his written report. As you might expect from Steve’s many helpful comments on the Forum his 13 page report is extremely comprehensive and well worth the modest charge. I lays out everything that needs to be done with my roof to keep it in good shape with amply photo illustrations. Steve also verbally pointed out whats needed when I was ip on the roof with him. Much of it is stuff I could do myself, although as an octogenarian I’ll probably hire a roofer,, hopefully someone who isn’t intimidated by Steve’s detailed notes.

Hi Bob – came here to endorse your endorsement! Steve came out to my townhouse a week ago, after we had the second big storm of the year at the end of February 2026. He helped locate a few small post-snow leaks I was having and created a plan of action. As a homeowner of only a few years, I learned so much about roof management. Its all about being proactive!
