Residing Wood Frame House
We are thinking about residing our house. Has anyone had a positive experience with this so that they can recommend a contractor.? Also, appreciating there are unknown variables, what is the price range for this.

First, evaluate the siding. Are the shingles rotted, particularly at the edges? Can you stick a pen knife through them readily? If they’ve seen better days replace them. The existing shingles are peeling for two possible reasons:
First, the primer and paint may be incompatible since primer and finish coats, particularly from different manufacturers, can have different coefficients of expansion. How many layers of what kind of paints (a combination of oil and water-based applied incorrectly) could do this. Second, the walls aren’t breathing. By this I mean that moisture vapor is penetrating the wall from inside the house, consequently pushing through the paint. The remedy is to remove the shingles and apply a rain screen over your building paper, which will create a drainage plain between the shingles and the wall. That will prevent new shingles from peeling. New shingles should be pre-primed with an oil based primer and then stained either with two coats of solid stain or one coat of semi-transparent. Stain does not peel.
Hardiplank can be tricky. If the framing is sl ightly bowed, as is often the case, you’ll see a wave in the wall after the Hardiplank is applied. Flashing must be installed behind every butt joint. These fiber cement planks contain silica so when they’re cut they pose a health hazard unless everyone wears a mask.

Did the hardiplank facade to a frame rowhouse 20 years ago: 2 bay windows, mansard roof, portico (with a custom-milled bracket) a cuplola & new cast concrete stoop for $65K. Contractor used wood for the trim: make sure the contractor primes the cut edges or they’ll rot at the sill joint.

We did this when we renovated. A few things we learned:
1. We like hardiplank siding. Use the smooth side, not the fake woodgrain.
2. A good contractor will stagger the seams (i.e., where the two planks meet) in a way that does not draw your eye to a vertical line of nails. We learned this a bit too late.
3. Having the planks off may be a good time to improve your insulation and weather protection.

We’ve gotten a wide range of bids depending on scope of work and materials, ranging from about $7,000 for the simplest design and least expensive siding option on two stories in the rear to $120,000 for both sides, two cornices, a portico, front door, shed, period style gingerbread trim, and removing the Permastone on the first floor and repointing the brick. I’d say ballpark $20,000 should cover two stories of cement-fiber siding with a basic design on one facade, not including a cornice.
