Replacing brick moulding in landmarked property
https://www1.nyc.gov/assets/lpc/downloads/pdf/LPCPermitGuidebook_Chapter2_Windows.pdf
New windows must generally match historic windows.
Exceptions are allowed based on the size of the building and window type: For small buildings classified by LPC as six stories or less with street frontage of 40 feet or less, if original windows had a one-over-one configuration, replacements may be made of other alternative materials. Other materials, including wood, metal, or fiberglass (but not vinyl), may be used for windows and brick molds.

I’m looking to replace my primary facade windows in a landmarked property. I’d also like to replace the brick mouldings which have partially rotted through. To avoid regular painting, I’d prefer to install aluminum-clad windows which I understand LPC will approve when the original condition had one-over-one (i.e. undivided lite) windows. Unfortunately, I don’t think Marvin produces a clad brick mold profile like my existing condition. One thought is to put wood brick moulds over aluminum clad windows but then I’ll still be stuck painting them every few years. Seeking advice for what might be possible. For instance, anyone have experience with LPC approving clad mouldings even when not an exact replica?

Brick mouldings are not made of brick. They’re mouldings made of wood that are adjacent to the brick opening, which leads them to be called “brick mouldings.” For examples, see here: https://www.homedepot.com/b/Building-Materials-Moulding-Millwork-Moulding/Primed/Brick/N-5yc1vZara1Z1z0sfkyZ1z133ds?storeSelection=.

i do not do window work so i do not know. but when we do doors and have to file, i do call the lpc office and ask questions. or draw up what you intend to do and put it before the intake architect and get a reply from her. she will talk to you and if she says she cannot rubber stamp it that it must go to committee, you can ask why and if you feel you would rather find a work around than begin putting things before committee that might be declined, you can withdraw your application. these people are helpful and i think that is their intent so as to keep us from sneaking around.
in so far as brick molding. a lot of people in the trades call it brick mold.

If you’re replacing windows on a primary facade, start by obtaining the 1940 and 1980 tax photos from the NYC Department of Finance. These are the photos Landmarks will use to evaluate your work. I am not optimistic about Landmarks accepting new aluminum windows where there were once likely wood.

@doorsbytinkerswagon — Thanks, will reach out to LPC. Re the nomenclature, I feel like I’ve seen a bunch of variations between mold vs. molding, mold vs. mould, and brickmold vs. brick mold and every permutation in between. Makes it hard to google for answers!
@ed_kopel_arch — Thanks, you might be right but I have my fingers crossed. I looked at the 1940 tax photo already and it shows one-over-one double-hungs and they could be wood. But the LPC handbook states the following: “For small buildings classified by LPC as six stories or less with street frontage of 40 feet
or less, if original windows had a one-over-one configuration, replacements may be made of other alternative materials. . . . ..Other materials, including wood, metal, or fiberglass (but not vinyl), may be used for windows and brick molds.”

I believe that the LPC has approved aluminum windows in my neighborhood )the PLG Historic District).

Op, i am not always sure myself. The trades have so many slang terms that as we move around different people, we hear different terms. This is compounded by people from other english speaking countries bringing their usage and slang here.

Typically LPC would only approve wood for a front facade unless grandfathered in somehow when you bought the place. Good news if they are considering other materials. I would hope that they are allowing newer materials nowadays especially if the windows are visually similar to the original.
