Rental Unit In Brownstone

Personally, I would not want people to live above me in an old brownstone, it no longer feels like a house but just another apartment building. And back in the days when I rented I certainly preferred a garden apartment to a walk-up; a private entrance and some garden access were very attractive to me. Our landlords had a deck on their parlor with stairs leading to the back of the yard. The front third of the yard was ours and the back two thirds were used by the landlords, it worked out well.

For those with experience on the topic – do you find that placing a rental unit on the garden floor allows you to charge a higher rate since it has access to the backyard – or on the top floor since it has higher ceilings, more light and feels a bit brighter ?

Never really thought of it in those terms. It was more about the going rate for the amount of space and what I mention below as far as layout.. That said, allowing access to the yard and to the basement (and use of laundry) for that matter through a garden level is a big selling point. However, what i thought more important was having tenants enter and exit through the doorway under the stoop fot the garden level and not having them enter through my parloour floor, sharing the common hallways and living above me.

I agree with DIBS, I am renting the garden level, we share the yard, I added a washer and dryer in the garden apart for their convenience… I thoroughly enjoy having a separate entrance and no one above my bedroom, that’s just me…

Going rent is usually determined by the number of bedrooms, not the floor on which the apartment is located. Where to put the rental typically depends on the preferences of the owner occupant. The owner occupant may not want to share a staircase and may prefer to have a separate entrance from the tenant. When you go to sell the house, a garden floor rental could make the home more attractive to a potential buyer. That said, if the house was originally a two-family with a rental apartment on the top floor, I personally would not change the layout. If the house was originally a one-family (and I didn’t feel strongly about wanting to occupy the garden floor myself), I would go with a garden-floor rental. But that’s just me.

Top floor rentals work better in a 3-story house, rather than a 4, because owners can access their duplex from below. Personally I prefer a garden floor rental. We access the yard from the deck off the parlor floor. Figure out which set up is better for your quality of life. Rent shouldn’t vary either way since it depends so much more on neighborhood and condition of apt./amenities.
