Remove iron security gate and replace double hung window with casement
You can’t really open casement windows too wide because the weight eventually makes the window be out of alignment. I like casements but you have to be gentle on the crank. I wouldn’t put in rental. I also would not reuse trim on the window depending on the expense. If you do alot of windows, some of the trim ends up broken and people just reuse that. Also make sure the trim around the new windows is big enough to cover up any damage from installation or it ends up being a paint job.

I’d really like to get rid of the ugly iron security grated door that swings out onto the fire escape outside my bedroom window. It seems like replacing my current double hung with a casement window would make a great improvement–for both aesthetic reasons (the view is pretty) and security (casements are hard to break in). But I’m wondering if there might be a regulatory/fire inspection issue with having a casement window that swings out to the fire escape. My coop doesn’t have any rules in place about this, as far as I know. From the standpoint of safety, I think an outward-swinging casement would offer a me much better emergency exit that what currently exists (to get out now, I need to push up the bottom of the double hung, then pull out a heavy bolt on the iron gated door, and then push that door so that it swings out to the fire escape. Does anyone have casement windows that open to a fire escape?

NYC building code has requirements for egress windows and fire escape — you can look them up. Your co-op probably has rules in place for following building codes. Enjoy. https://www.nyc.gov/assets/buildings/rules/1_RCNY_15-10.pdf

I have casements in the front of my home. Tenants have broken the crank on 2 different occasions and I did once, as well. $$$ to fix. Cheap windows for sure, but how much do well-made casements cost? The crank has to leverage a ton of weight, so you’ve got to pay for that. Also, one can’t use a window a/c with a casement. But it sounds like you wouldn’t use that at the fire escape window anyway.
