Recs for someone to troubleshoot waterproofing issues on deck door

I’ve had ongoing issues with my back deck door for years — when there’s heavy snow or rain water leaks in. Unsurprisingly over this past week it was terrible — a LOT of water was coming despite there being waterproofing on the lower bricks outside and having applied fresh caulk to the door and seams last year. Looking for someone to get to the root of the problem and help me stop the leaking once and for all. Any recs would be great – thank you! It would be a crime to rip out this detail. A lot of contractors may tell you they cannot work around the detail, or it’s junk – it’s not true – you just have the wrong contractor.

I concur with Urbandad. Looking at the photo, the door appears to be below grade and water may be pooling at the base of the door.

Yes, but typically they are below the threshold and ideally the opening is then flashed down below the deck. I can’t tell at all what’s happening from these pictures, it’s just a guess. It looks like the cement is pitched away, but maybe the deck is draining onto that area and causing water to pool there. Also cannot see where the water goes when it goes under the deck, or where that rain leader lets out, or if there’s an area above the door where water could be coming in.

It could be a lot of things, but if a lot of water is coming in, that is probably not a situation to manage with caulk, but it should be attempted to direct the water away from the house.

My money’s on the deck being too close to the house, but we’ll see. Keep us posted.
