Recommendations for business to do various smaller jobs

Thank you all for taking the time to respond to me. I think because there was a laundry list of things to do I was just grouping them all together in my head. Thanks for reminding me of what I have done in the past which is to find an expert in the area I need repaired.

Hi everyone! I have a brownstone that has a variety of smaller jobs that need to be done. I need a new backdoor intalled and the wood floor repaired due to water damage. I also need some ceiling repair and painting in my hallway also due to water damage. I need tiles put in my downstairs entryway. I also need a small plumbing job on a sink and a new electrical box put in my ceiling.

As you can see they are in a number of different areas, but they are not a single huge job, like a kitchen or bath remodel. I am having a hard time finding someone. Construction companies want to only take big jobs and smaller businesses that know about older homes seem to be non existent.

I would also want someone who is licensed, bonded and insured and who will finish the jobs in the time frame stated.

Anyone know of anyone who would fit the bill? Thanks so much for any recommendations!

I don’t think you’re likely to find any ONE, but it shouldn’t be difficult to find a licensed plumber and electrician for two of the jobs you mentioned plus a plasterer and a carpenter. Ask your neighbors for recommendations. It will take some effort to schedule all those repairs, but that’s what homeowners need to do.

Generally right but still may be possible. Some smaller contractors will do it for Time & Materials but that could be expensive. I would call a handyman co and see what they can do.
I used a plaster person to repair water damaged ceiling – it’s probably plaster anyway and they will do a better job than a handyman.

A generalist who will do all the other little things will probably not have honed his focus and skillset enough to hang and bore the holes for the locks on a good wood door. Hang a storm door, maybe. Not a wood door. I just had a call last week from a big building in putnam county that has a brand new, $20K pair of doors that the GC installed and proceeded to have their in house person drill the locks on; they made a mistake and wanted me to fix it. It was a mistake that no pro would make.

Also, if you find a generalist who will do the electric work and if he or she is not licensed for that, don’t talk to them any further. They are putting your life and property at risk.

I do have a guy who used to work for me. A smart, honest, nice person. He’s had the keys to my house and shop for years and never an issue. My customers loved him. He and I parted when I specialized and shrank my company almost ten years ago. He has been on his own since, working mostly for land lords and possibly flippers (I know that may not be a good thing). I am not entirely sure how far his skill set has moved – especially outside of the basic drywall/plaster work and maybe laying floor tiles. I am not sure if he has studied to the point that he understands what can go wrong in certain situations if say the base is not prepared properly for laying ceramic tile or if he knows how to scarf and that you must glue a joint in say crown molding. I just don’t know and the two things i just mentioned are just what inexperienced people screw up. Here is the thing, he recently came to me telling me he wants to move out of the shadows he wants to become licensed, carry insurance, get a tax number, the full whack, a website. When this guy gets all of this stuff, I might be willing to recommend him on here but I might still be reluctant, at least until i get to see work he has done on his own. If anyone wants to give him a whirl, they can ask for my contact info here (I have a website). I am only going to share his name if he is making progress on the license and insurance though simply because I carry all that and as a result, some of these guys end up making more income than people like me.

This is a situation many of we homeowners and landlords face all the time. We amass a list of trusted subs we work with over the years. Maybe start with the licensed plumbing and licensed electrical, followed by the back door, then once it is clear the leaks are fixed, then worry about fixing the plaster damage and floor. The electrician will be able to recommend plasterers who will do small jobs and patching. The thing about the back door is that a handyman could handle it if you already have purchased the correct door and hardware and there are no issues with the surrounding elements. However, if you are having leaks, it’s highly likely the surrounding structure is problematic — and the remedy and appropriate subs could be diverse. You could have some door experts over to inspect and bid. Also, once everything is solved, you will likely need a floor expert to handle the patching. Luckily they will usually do small jobs. Needless to say, we all pay more for all these small jobs handled by experts, but it’s unavoidable.
