Recommendation Needed: Property Management Company for Condo

Hi, we are a 10 unit condo building and are looking for recommendations for a property management company who will handle financial transactions (collecting common charges, paying bills) as well as general oversight of building maintenance, making sure we are compliant with city regulations, finding vendors for repairs, etc. Not thrilled with our current company and hoping for some great referrals from you all! Hi curiositykilledthecat – I know, it’s a nightmare trying to find someone good. I searched the archives and didn’t come up with much, which is why I posted. I guess my main concern with self-management is finding vendors and managing projects. The daily ongoing maintenance and financial stuff I think is pretty reasonable to deal with, but bigger projects can be so overwhelming and time consuming. (For example, our boiler died, and getting a new one/removing the old one was a big hassle, even with the property managers facilitating the process). I’m not convinced anyone in our bldg wants to take on those kinds of projects.

Unless something has changed drastically over the last few years, you are unlikely to find recommendations because no one has ever loved their management company.

The archives might offer some insights–probably even some old posts from me–but the short answer is that you all should consider self-managing. Your operation is small enough that it’s not a big deal, and a group of owners have a vested interest in doing it well (as opposed to a management company who doesn’t have the same interest).
