Recommendation for "strategic" real estate advice?

We’re in the early planning stage of a three story BK house renovation, and want to hear what the long term effect on the value of the house might be of various changes. For example, what if we were to add an interior staircase connecting the 1st & 2nd floor, so that access to a 3rd fl. apartment wouldn’t pass through the lower duplex’s living space? We plan to work with an architect but thought that a real estate perspective could be helpful. Do brokers do this kind of non-sales related consultation? Would you recommend it? Can you recommend someone in particular?

I find that brokers can be helpful when reaching out to them since these conversations sometimes lead to a working relationship (if you’d be seeking an Owner’s agent, for example, when renting out the second unit). Based on your brief description, I would add that it makes total sense to have privacy and separation of access for each unit, even though there’s a spatial sacrifice in incorporating the 2nd interior stair. I’d also say architects have the BEST sense of what a space could be, and that you should vet any moves both with brokers and architects in mind.
