Punch List Questions
I second everything resident2 said. It is acceptable to insist on everything your contract entitles you to. Go over the key points in your contract and punch list with the inspector so the inspector can include anything in his/her report to you on those items.
Do not use an inspector recommended by the seller or the broker.

We are doing our punch list walk-through this Thursday….how much can we truly ask for/expect? There is paint splatter all over the steps, railing & original bannister, which would need to be sanded down and repainted, as well as small chunks of wood missing from the bannister and railings. This, I assume, would require a professional carpenter to fix. ALL of the walls need repainting. If they are going to paint – can we purchase the paint and have them paint “our” colors? The washing machine has had stale dirty water sitting in it since the summer…can we request a new one? Is asking for a professional cleaning crew prior to move-in acceptable to add to the punch list? Looking for advice & do’s/don’ts. Thank you in advance!

What are you buying? New Development condos; yes you can ask for all of the above.
A resale house, condo, co-op; it depends on what is in your contract of sale. The general clause for a house etc is that the buyer has had it inspected and agree to take the house etc roof & plumbing free of leaks, broom swept clean, vacant, appliances in working order As-Is. Not all of what you have on your list.
If you are buying a flip house, you should have an extensive rider as to what the flipper was agreeing to sell you, condition etc.

Apologies…yes, its a renovated brownstone – we are buying one of the two units – so a new development that we are allowed a punch list. There were some bit ticket items that needed to be fixed that we had written into our contract that they are fixing. The walk through tomorrow is for all interior items…”smaller” of you will, but significant nonetheless, as they will add up if we have to cover them ourselves… The last crew of workers in the house was fairly sloppy….so if acceptable, I will ask for a lot…but not sure if there is protocol and what the developers’ project manager will balk at….

Have you had a professional inspector go through it? If this is a flip rehab, I would beware and make sure you know as much about the work done as possible, especially the electric, plumbing and heating as well as roof, window quality and insulation. A punch list of what you see inside the four walls is the least of your worries.

It is not the “developers’ project manager ” that makes this very serious decision for the sponsor of the Condo.
In the Condo plan; I am sure it has verbiage & assurances as the condition of the building & unit you are buying. That is what you should expect and anything that is not to least to that standard should be put on your punch list as well as a thorough search of the building plans, permits & sign offs etc. This is when you need to take a stand; before you close.
Do not discuss it with the developers project manager.
Have it all properly inspected by an independent inspector & have your Attorney handle it for you. The independent inspector will be the best money you spend in this situation, they will also come up with estimates for compensation if you do want to compromise & take care of things yourself. But keep in mind there are some things like building wide issues that you cannot take care of by yourself, that the sponsor MUST fix.
