Professional Help Assessing Basement Water Management Options

Outdoor drainage problems can be more than just cement sloped away – although a 6′ slab in the rear is pretty critical. Underground gutter leaders are a huge culprit. As are both of those issues for your neighbors on each side.

If you have water coming up through the cracks of your interior slab, you may need an interior drain tile around the perimeter – but finding the main problem is key. The only people I have ever found to know exactly what is going on is an experienced local plumber. Henry Myers (his brother anyway) seemed to know pretty much everything, probably because they have seen everything in the slope where water issues are rampant.

My experience is many “waterproofing” outfits in the city are hammers looking for a nail. Meaning most everyone wants $5-7k for a one day interior drain tile and sump pump job. At the very least I would recommend a slab wherever water is coming in, and a camera inspection of the gutter leader. Theoretically yo u could wait on those fixes to see if you really need that interior drain tile and sump pump.

This is fixable but you want to pay for experience, not dumb hammers looking for a quickie.

Hi all.

Relatively new owner of a historic row house with a basement. The basement has mild to moderate water problems. When it rains, water leaks in from the base of the outdoor-facing walls and moisture appears around cracks in the concrete slab.

I’m wondering where we can get professional advice on mitigating this. We had a home inspection, but this problem wasn’t present then, due to some (now failed) interior drylock-type treatment. We’ve also found quite a bit of crumbling interior mortar and ledges the inspector failed to note, and have no idea if this is a problem we can ignore or not.

I’m worried if I go with a basement waterproofer they’ll not consider possible exterior landscaping mitigations. Similarly, if I engage a landscaper or roofer for exterior water management they won’t have much to say about the basement itself. Etc. I’ve had some general contractors around for other work, and they seem primarily interested in discussing finishing the basement (which we don’t want to do) and have waived off the waterproofing a just another part of that project.

What I’d really like is a very thorough basement inspection/assessment with some recommendations, but I’m not sure how to get a service like this, if anyone even provides it.

if you tackle from the outside you’re more likely to stop it coming inside in the first place. And you may need to do both. Call them and see what they say: Prime Basement Waterproofing (646) 854-4646. Never hurts to talk to a few people

My GC had a guy but Prime was one of the ones I was going to go with. We approached it inside and out.

In the end my recommendation shouldn’t matter, you still have to talk to companies and go with the one you feel good about. People recommend companies here. Some have been sub par and some have been great. One has to sift through and make their own decision so wouldn’t rely on it solely.

You’ll know you found the right person when they understand the outcome you want and the approach you want to take. You’re right you need to look at it from outside and inside but the most important thing is to stop it at the source and figure out how to address.

I am in the middle of dealing with an engineering company about structural questions in the cellar and they appear to be capable of assessing water infiltration issues as well. This is the fourth firm I’ve used and I am pleasantly surprised by how accurate they are. It’s a large outfit yet they seem to have experience with small row houses in Brooklyn. My point is an engineering firm may be your best bet if you get the right firm. The wrong firm may just be a waste of money because they won’t tell you anything.

They will all tell you this: Make sure the concrete outside is sloping away from the house. What kind of foundation do you have, and what is the exterior/construction of the ground floor? Do your neighbors have water in their basements?
