Portable Washing Machines

Has anyone had experience with the kind of portable washing machine that connects to a sink? My basement tenant is requesting one and I have concerns about potential flooding. Thanks!

Letting a tenant have a washing machine of any kind if the lease clearly states NO is a bad idea.
Not only because your water bills will go off the wall, but it is a slippery slope; the next thing they want is a dog, the public hallway gets used for their storage, then to AirBnB a spare space, then a friend will be there for the whole Summer , they forget to pay the rent on time… etc etc etc.

Loved it when I had one for myself in my old condo. But as a landlord there are too many opportunities for your tenant to do boneheaded things with it, even if they are seemingly intelligent.

Hard pass. If they wanted a place with laundry they should have rented a place with laundry existing.

We installed a regular washing machine in our top-floor rental that empties into a farmhouse sink. A licensed plumber did the installation.The water supply lines are permanent; the pipe that hooks onto the sink and empties the gray water into the sink is there always, although it can be removed. We get the waste line changed once every five years by a licensed plumber. The danger with our setup (and probably the one you describe as well) is if they run the machine without the pipe hooked up to empty into the sink (or if the sink is blocked). Our lease has the usual security deposit, they are required to have renter’s insurance, and we stressed to them to make sure to always run the machine with the waste line hooked up and explained what would happen if they didn’t. Nine years so far, no problems yet. Fingers crossed.

The tenant should pay a portion of the water bill, and should be responsible for picking a washer (and dryer) that meets your specifications. In addition the Tenant should also have it serviced on the regular to make sure no lint, water or damage can occur and they are on the hook if it does. Also if you require a grounded outlet to carry a machine then they should pony up for that as well. We have a lovely tenant who wanted a W/D in the basement and we did the work and our tenant paid for it all. This way it looks and runs safely to our satisfaction and our tenant handles the rest. We also modified the lease to reflect all of the conditions and should the tenant leave the W/D stays.

Not a good idea to have a tenant install one of these. If you are at all inclined to let them, I’d get a new lease written with a larger security deposit. For one thing, they shouldn’t be allowed to run it and leave the premises.
