Patching a Roof - Cost?

I noticed some brown drywall in my tenant’s top floor apartment. I called a roofer for an estimate. He came and pointed to a couple of spots around a couple of vents and my neighbor’s adjoining roof that need some flashing, etc. I haven’t gotten the official estimate, but he says around $2500. He says he’ll do it right with a cold flash layer and then another layer (I am mis-remembering the terms) around the trouble spots.

Obviously, I want it done right by a bona fide professional. But this seems like a lot for what I’m guessing will take two guys half a day at most. Opinions? Experience?

We had a roof installed with a warranty. The roofers have been very good about coming back years later and redoing the flashing for very little ($250 per visit). Other roofers quoted us $2,000. So if it is a roofer you work with regularly, it may be less costly.

do this yourself. it is easy and you don’t have to do all in one day. karnack 19 and some fiber mesh or wide fibreglass joint tape. if you passed 1st grade finger painting, you can do it.

a couple of months back someone commented on here that the kind of repair i mention above won’t last and after they said that, i climbed up to check my 5 year old repairs and they were wearing away. so i have to put more karnack on them and will paint it when it dries in a month or so.

while the price seems high, a roofer i once knew told me his insurance costs were 100k a year to run two small crews (and that was 20 years ago). that’s a lot of dough and unless he had done something stupid to drive his insurance up, there is not much he can do about it.

Maybe 1000 or so seems right to me. One guy can do this job and make labor and profit for himself.

everything is subjective. In reality its max 200 dollars in materials, and let’s say 400 dollars in labor to pay two guys for the day. Of course, the owner has to make a profit, pay insurance etc etc, its roof work, so hey, lets just multiply it by 4, so $2400. Of course, you can try to haggle with him or just buy some roof patch/fabric/membrane from home depot, and do it yourself.
