Order of tasks/work to refresh rental?

Existing landlords, I need help. Thank you.
I have a rental that needs refreshing and I’m not sure if the order of refreshing/renovating makes sense. Never done this before and I think I need to hire separate trades for the jobs.

Here’s what I think should be the order, could someone please give me some tips on this? does the order makes sense?
Rental is rail road, if it matters, mostly open front to back, 2nd fl.

1 Maybe Renovate bathroom (contractor/plumber) depending on budget
2 sand and stain 3 window frames, Scrape/Sand/Paint 2 window frames (painter)
3 Refinish/stain existing wood floor in one room  (floor repair person)
4 Paint full apartment (painter comes again)
5 Remove/Install carpets in 3 rooms and a long hall way.
6 Refinish/stain/ exterior stair landing wood floor
7 Paint Hall full exterior hallway (2 levels)
8 At some point I need to refinish the 1st floor exterior wood floor, but I live there so I’m not sure if it can be done in parts, as I need to enter and exit the home.

Protect anything that is to remain existing. You do not mention any work in the kitchen so all countertops and cabinets should be protected plus appliances. Put Kraft reinforced paper or masonite on any floors that need protecting.
If you are going to be supervising the work yourself document with photos each trade as it is complete otherwise if one trade damages another trades work then the finger pointing begins. In agreement with cate, first paint but not the baseboard or plinth blocks as they will most likely get bumped and scrapped by the floor sander and edger and have the painter come back and finish the baseboards after the floors are complete.

First paint. Then refinish the wood floors. Last, replace any wall-to-wall carpet.
