NYS Historic Preservation Tax Credits - Residential
Since the facade affects the exterior of the entire house, hopefully you can get the tax credit for the whole thing, regardless of how many units the house has.

Has anyone recently applied for and received the NYS Historic Preservation Tax Credit for a residential home in a Landmark District?I’m in the Central Harlem historic district in a brick and limestone townhouse. Homes in the CH District are in an “eligible census tract” and the website says “the program covers 20% of qualified rehabilitation expenses up to a credit value of $50,000 per year” (https://parks.ny.gov/shpo/tax-credit-programs/)
I’m about to undertake a full facade restoration and was hoping to hear what others’ experiences were like, how much you actually got back, and if there are any tips/tricks I should be aware of.

Not sure about landmark – but in a (non-landmarked) historic district the 20% only apply to the owner occupied portion. So if you are a 3 family for example and you live in one of the units, then the tax credit is is just 1/3 of 20%

Give them a call, they are nice people and responsive particularly towards homeowners. Confirm you address qualifies for the credits. Tell them what you want to do and the type of restoration being done, and make sure they don’t have any additional requirements you need to meet, as they are a separate entity from NYC Landmarks. Definitely get the work approved before you start the work. Good Luck!
