It is not a problem when selling, and lack of c of o does not make it easier to change occupancy.

House has been in the family since the 50s. What’s it mean when there’s no CO on record for a house? Is it easier to change the use of the house from a 2 family to 3? Is it a problem when selling the house?

There is often no c of o for houses built before 1938.

If there have been no major alterations, there may well be no CofO.
That said there is always a legal use, it just takes some investigating. What does HPD have it listed as? Check the Sanborn Maps: for Brooklyn they can be found in the Borough Hall.
Do not file for a new CofO just for the sake of having it, you will open a huge Pandora’s Box!
