New Construction Next Door
So the brownstone next door to us just sold, and it’s going to be a full gut job (with an extension in the back). I imagine there’s a trade where I can get someone to survey my house, take pictures, record the condition before and after the work next door, to hold them accountable if anything deteriorates in my place due to their work. Does anyone know what this trade is called and have any references of people they’ve used?
I didn’t think they’d get started so quickly but this morning they were pounding on the cement in the back so hard and close to my building that plates were coming off a shelf a story up. I looked on the DOB website to check on permits, but wasn’t sure I was looking in the right place, anyone have info on that as well?
Any thoughts are greatly appreciated.

Get an engineers report. It’s customary for the neighbor to pay, but make sure you pick the engineer, not them. They may even have their engineer check out your place also.

Thanks for all the advice (and happy holidays!). I’m not adverse to taking photos, and doing my own documenting, but isn’t there a surveyor type occupation that would come in and document the state of my place before the work next door starts, so the documenting would be somewhat official? And then they would come back at the end of the work and make the changes?
Our new neighbors slipped a holiday card under our door last week Introducing themselves, so I at least have a direct email contact for them and can bring up issues as they happen. I was just looking for an official “before and after” report that I can use to get any needed repairs done at theirs expense. Thanks again for all the input and happy new year!-

For your own safety and the safety of your property make sure all necessary permits are in place. Do not hesitate to call 311 and report them to the DOB. If your property is damaged you will not be able to recover any damages. If they build any illegal structures the city will not make them take it down. I know this because I have had this happen to me. When calling 311 you need to make the point you feel unsafe in your home ( if this is true ). If you do not make it clear that you are very concerned the DOB will not come for weeks. The builders monitor the DOB website ( the DOB posts complaints ) and will probably stop working for a few days and the start up again. It is important you act immediately. If a stop work order is issued they will most likely continue to work. It is important to continue to make complaints. Good luck.
