Hello – I am looking to buy an apartment but was wondering if I can install a split unit AC with the compressor attached to the wall in a landmark district. I think my window is on a secondary facade but I honestly have no idea – the entrance is around the corner. It is pretty visible but also inset and on top of a parking lot. I doubt very seriously that the Co-Op / Condo Board would allow it. Only the Co-0p board can apply to Landmarks, as the owner of the building.

Not sure which wall is yours, but yes it’s probably a secondary facade, on the other hand it’s quite visible from a public way, so it may be difficult to get a staff level approval, but it may not be. However you’d need permission to put it near the ground and run pipes up to your window if you’re not on the ground floor as you can’t just mount it 20 feet in the air for OSHA reasons for the service personnel. It’s probably possible to get it done if you want it bad enough and will pay enough, but you may very well give up before you clear all the hurdles.

I thought all compressors had to go on the roof in a situation such as this? You will also need special dedicated electric. Even if you weren’t in a Landmark district, are co-ops approving individual split unit AC? Or building-wide? It would be interesting if they are.

Seasonal/non permanent installations of window units don’t require a permit according to the LPC permit guidebook. As far as the OP’s original question, Chapter 12 also has more information on installing wall mounted units on primary and secondary facades, installing hvac/mechanical equipment etc.. Agree with others above that before even thinking about the LPC issue it would be whether it would even be allowed by the co-op or condo board https://www1.nyc.gov/assets/lpc/downloads/pdf/LPC-Permit-Guidebook.pdf
