National Grid service for 2-family house

It’s a nightmare getting gas turned back on, so best to leave things be since you’re expecting a tenant soon.

Hi All,

We are closing on a two family house. The tenant unit is vacant, but we will rent it out soon.

I called national grid to set up service. They told me the building is classified as commercial and 3-5 units. They sent me a “non-residential service” application I apparently need to fill out. They mentioned some stuff about getting assurance that the tenant until will stay heated if I don’t pay etc.

This all seemed off to me, but the agent wasn’t helpful. Can others with a 2-family home explain how their service is set up so I can do what’s needed with National Grid?

Is there a CofO? How does it classify the Building. If not, what is the DOB classification? If a 2 family send the documentation to Nat Grid. Just note that it is standard for utilities, Nat Grid and Con Ed, to charge the building owner commercial rates on a vacant rental apartment (but not on the owners occupied one). This would change when the apt is occupied and the renter picks up the account.

All good advice above. Incidentally, since you haven’t closed yet, maybe you can get a bill or bills from the current owner showing the account numbers etc. It will say whether they are being charged commercial or residential rates, etc. Part of the title process for the closing (assuming you are getting a mortgage) should include examining current utilities accounts (I’m fuzzy on the details since our closing was so long ago now).

Also, if you are buying your house with an LLC, Nat Grid will make you fill out a non-res, commercial application. Because technically the owner is a business. Then they charge you the residential rate. At least that’s my understanding on my 2-family house.

As far as paying commercial rates on the unoccupied rental, why not just shut off the gas to that unit when it’s vacant?
