Nanny Share in rental apartment

I have a question to other landlords:
what would be your approach to the fact that your tenants are using nanny share?
It looks OK on on the first sight, we are all parents trying to manage life.
But from the other side it is an additional wear and tear and all related damage you never agreed on, more water usage, more strollers in the hallway and more strangers in your house picking and dropping off kids every day of the week.
What would be your take?
We go out of our way to keep our place in good condition and to make our tenants comfortable and totally understand an idea of nanny share, but, honestly, with all this traffic and some other issues that I am not ready to share we started to think if we are too accommodating…
What would be your thoughts?
How to be a good landlord in this case?

We sent our kid to two different playgroups, each within single apartments within brownstones. The nannies were top notch and trustworthy (had keys) and the parents were upstanding and generous. However, as a landlord myself, I would never allow my tenant to host a daily playgroup. There are soooo many things that can go sour. Liability being the number one and only necessary reason for concern. More kids to skip on an icy step, for example. If someone sues, you will DEFINITELY be named, no matter what.

It’s a huge liability. You are exposing yourself tremendously by allowing this to continue. Don’t worry about being accommodating, or cool with your tenants. The reason they are hosting at your place is probably because the other parents won’t/can’t do it at their own home.

Depending on your lease, there should be language to cover you. A nanny share or day care is non-residential use..

Renters insurance is a must. I would be more concern about liability with lots of kids in your building.

Without knowing exactly how many families and nannies are involved I’m not sure if you could get a really informed opinion. Hence my asking how many and turn over. If they are running something just short of a daycare that is a huge red flag. If we’re talking an extra child then I think it is absolutely reasonable.
As a landlord, if my tenants were responsible for HUGE spikes in my utilities I would have to address it in a rent increase at renewal time. As long as there is no illegal activity taking place behind their doors and there isn’t an inconvenience to me, I would let them be. I’m not sure if it would help but I would stress renters insurance as well.

Any push chair in the hallway is a potential violation, if a FDNY person or HPD or DOB person sees them. And taking other peoples children in will always be a major liability issue.
You know your tenant & her nanny, but do you know all the other children, their parents/guardians & Nannies? How many have keys to your house. Is it in fact an unlicensed day care?

How many children/families are involved with this nanny share? How often are they rotating nannies and children? If there isn’t a high turn-over
This seems like excessive worry over POTENTIAL wear and tear, water usage, etc. I don’t see how this would differ from your tenant having an additional child(ren) and a full-time nanny and a different care provider when the primary is unavailable (my situation). I’m not sure how your units are set up but I can’t imagine they are in your personal living space when picking up/dropping off. To be a good landlord in this situation is to just communicate your wishes about the issues that are reasonable ie strollers and maybe “some other issues”.

Yes, you are right in general. Strollers – we allowed stroller to be in a hallway, but how do you put a limit? If kids came for playdate, for example? How many strollers could be allowed per apartment? We did not want complicate things and at one point at a time we had to write a not that 7 strollers is too much.

Yes, you are right in general. Strollers – we allowed stroller to be in a hallway, but how do you put a limit? If kids came for playdate, for example? How many strollers could be allowed per apartment? We did not want complicate things and at one point at a time we had to write a not that 7 strollers is too much.

if it is not in the lease not really sure what you can do. can a lease even stipulate who can and cannot come to the property you are renting? if they were running an illegal daycare i would get it but this seems a bit silly. more water usage- what? strollers in the hallways – are there not already rules about what can and cannot be in the hallway?

Absolutely not. The main concern that you didn’t mention is liability. Lead, injury etc.
