All of the above and seconding what someone said about listening. I’m female and I’m the one who has managed ALL the construction in our place for a decade, yet I’m still treated like a little girl in pigtails. I’m getting to know my stuff and, as ppl said above, I want to know WHY you’re suggesting a different/additional repair. Do not ask me to get my husband (happens ALL the time), don’t talk over me and for the love of god don’t mansplain. I swear I’d be happy to pay 20% over just to not have to listen to that stuff.

Regarding “recommendations”: I had an otherwise reputable company come by to fix something once, and not only did they “run out of allotted time” to fix it (while leaving with the problem in place and still billing me), they thought it would be helpful to leave me with on-the-fly quotes for all sorts of things they deemed “wrong” about my house. I didn’t call them for opinions, I called them for help, which they were unable to provide despite requesting I pay them nearly $500 for their visit. Why would I trust them to tackle any of the bigger “problems” they found if the problem I called them about was too tall an order to solve? I kindly asked them to leave and to not come back, and regularly encourage others to go with a competitor who may not be as “salesperson savvy” but gets the job done.

And chris. I am not sure how many female applicants you get but be willing to promote diversity. Any time i have gotten a female applicant in this field and any time they have sat down to talk to me, they have already known more and when we hire them they work twice as hard without the bs i talk about above. This happens because females know they are entering a male dominated world and they know they are going to have to work that much harder to prove themselves so by the time they have been at this for a short time, they are much more knowledgable, focused, and directed than their male counterparts. Faster learners. They have to be.

I suspect people think i am being too harsh or judgemental when i tell them i use the parameters i describe above when choosing contractors and help. Yes, it is true that i might cut some very talented person from the pool and i am sure i have done that – but by culling this nonsense first, you cull 100% of the bs right away, leaving you with concientous people focused on doing their job. Some may be more or less experienced but at least you know their head and attitude are in the right place. It is not our job to teach people things their parents should have taught them by the first grade and at this point you are not going to teach them right from wrong. You need someone to come in and do a job. you would rather hire people who have the social skills to work any place (in an office if they chose) and do this because they want to than have people who lack the social skills (respect for others) and do this as a last resort because no one else will have them.

I am not talking about language and cultural differences here – work around that and judge people from other cultures the same as you would judge your own; in this regard we are no different and as a latin woman once told me when we were discussing the issue of respect across cultures: “there is s**t in every bucket”.

A lot of what susan says comes under the general catagory of respect and lack of it shows up pretty quick as carelessness. You can spot this as you first meet contractors. Are they careful about the language they use in front of you and yours or do they smoke in front of you? How do they address you (“lady” is a no go). watch as they get out of the vehicle – do they toss a cigarette on the ground or a scrap of paper? Appearance, do they look as if they don’t give a damn about their own appearance or health? If they do not care about their own health (in this day and age, that includes smoking) they are not going care about you, your neighbors or your home.

I said it the other day; i had a contractor’s employee removed from my house for asking me for a cigarette. He had not even considered that i might not smoke and that he’d just met me. The respect was not there and if he could not understand that, i did not want to find out what else he did not understand. When we give some people an inch they….

Judge contractors the same as if you are inviting them into your house as guests or will be working in close quarters with them. If you are ok with people dropping a straw wrapper on your front lawn or if you sit on your steps flicking cigarette butts around, then it might be ok to hire people who do that. They will be a little messy with your house in other ways (finger prints on a door, a ring around the sink). If that is not you, don’t hire them.

Attention to detail: Don’t leave more problems for me than you solved – coming to fix a plumbing issue but (as Cate notes) leaving behind gashes in the floor, stains on the walls and all your trash behind. Communication: Things happen in the city – a problem at another job means you will be running 2 hours late? Just text or call. Also listening and not presuming that a homeowner has no idea what is going on because you have made gender-related assumptions.

If Im hiring a plumber, I usually look at there van/truck and see if tools are organized. If everything is in disarray, I won’t hire. I like to get a recommendation from family, friends or neighbor.

Should give a rationale for your repair. I have worked with a lot of different people providing technical help with renovations. How much information and alternatives depends on the people. Many time too much choice or information will fall flat, though with your toilet example the “why” might help with explaining your alternative.

How do you feel when a Professional gives options instead of simple fixes; I.E. a Toilet is leaking so instead of just offering to fix the leak, they also offer to Replace the Toilet as well?
