Mold under roof, but roof seems solid
We have a roof that is pitched down in the front with a single dormer in the middle and then a flat roof. I just randomly discovered some mold in a storage closet that sits right beneath the front pitched section. But when i walk the roof right above that, it seems solid. Any cracking i see in the flashing is on the sides of this section, but this mold is in the middle – if the water was coming in from the sides, i would have expected to see mold starting from there, but i don’t really. Any thoughts on how to approach this, or who to call? Sorry to hear about the mold issue. It’s wise to investigate further. Consider calling a professional roofer for a thorough inspection. They can pinpoint the source and suggest the best course of action. Better to address it early.

so others know, since op had me do an inspection on his house, i opened the report i had prepared for him and found the picture of the area that i am 95% sure is the source of the leak. He and i spent a few minutes on the phone a couple of days ago and i explained to him what had to be done to fix the roof in a manner that i know he can address himself as good as or better than any bs roofer.
Know this about these roofs: they were made to be maintained (they are not like the high-pitched roofs out in the suburbs). to do that we must inspect them. In commercial, we inspected them monthly (walked every inch checking the parapet walls and flashings and membrane). we caught the problems before our bosses knew there was a potential problem (if they had water dripping on their desks, we failed). When i perform a roof inspection, I ask the homeowner to come on the roof with me and we walk to the roof together as i take pictures and discuss potential problems. Most of the issues i find are not yet active leaks but are areas requiring maintenance. Sometimes i find things that require a little more work (things that i can manage but i might be a little nervous suggesting a homeowner tackle) and then of course there are roof issues that require a pro.
Comparatively, what i charge for a roof (and parapet wall) inspection is nothing considering that without one and the education that comes with it, you will either be dependent on the word of a bs roofer who does not care about the parapet wall or you will wait until water is destroying your plaster and causing mold before you call the bs roofer. My goal with these roof inspections is that the homeowner can perform the maintenance and never has to call me again about the roof (it is up to them to read the report though).
If people are fair with me I am fair with them. Unimash wanted to pay me to return to his house and look at this. I do not want his money. i want his goodwill. He and others who use me to perform home inspections will always be able to call and ask questions about the findings.
The reason i am a Home Inspector today is because i found a leak on a customer’s house 2 years ago (i was there for something else) that 2 or 3 bs roofers could not locate. She told me “go become a home inspector”.

Thanks, Steve – appreciate you taking the time to walk me through the diagnosis remotely at no additional charge! I definitely have learned my lesson about attending to the maintenance items you highlighted in the original home inspection – if I had, this leak wouldn’t have happened. I got the Karnak on order. umanish, i did respond to your email.
pic link has not opened here. Because i did a home inspection for you, i recall some things about your house (albeit we did not look in closets; so others know, this was a post-purchase customer-directed inspection in an occupied house) and i have a lot of pics of your roof. sadly we did not know about a potential leak when i was there or i probably would have found it and traced it as part of the package.
Let us do this: review the report and see if you can tell me what areas of the roof might be over that space (mark the spot on a larger photo of the roof and send it to me). i will then look at the report i sent you and the photos of the problem spots i called out and see if i can see something. if i can not, i can come to your home and run thermal imaging to see what we can find and i can climb back up on your roof and look around. since you already did work with me, i will give you a break for this service . But let’s try the free route first.
Keep in mind, i found a lot of issues up there that your purchase inspector missed. We need to use microscopes on roofs.
