moisture on rear walls of house

@ squibsie hmmn. A couple thoughts. Yes, it might be the windows. It’s really hard to know without seeing all the details. As others have pointed out, bricks will get wet. The modern consensus is that the moisture will come in but it needs ventilation to dry (on both sides). That’s what I mean by them building out a well vented cavity between the brick and the next layer. But, again, hard to know the solution without all the details.

And, despite what this other person who posted said, mold can aggravate plenty of respiratory issues (asthma, allergies and so on). Plus, that aged musty smell from mold is no good for resale, quality of life etc. Don’t feel pressured by your contractor. Keep asking questions. Do research.. If you’re not getting answers you feel confident in, I would consider finding an expert on the moisture issue before they proceed.

We’re in the middle of renovating our house and now that the walls are opened up, at least on the rear of the house, the bricks are exposed and my moisture meter is showing large parts of wall with 100% moisture. Some high moisture areas are next to or under the old windows (which will eventually be replaced) but some seem to just be randomly wet for no reason.

We had the roof patched and the rear facade repointed in October, but apparently moisture is still getting in somehow… My contractor and architect say that the only way to prevent the moisture would be to tear down the wall and rebuild it, they want to let the renovation proceed without fixing the issue. One of the rooms we’re building back there is a bathroom, so we’ll be installing tile etc and if we did develop mould problems in the future it will be costly to fix… I’m also worried about what will happen to the interior bricks if they are wet and can’t “breathe” since they’ll be covered with dryw all/insulation/tile etc. Will they start to spall (deteriorate?)…

Any ideas as to how to stop the moisture? And what is the worst that can happen if we proceed and just ignore the moisture problem?

I am no expert on brick but my understanding is the time to worry is when moisture gets in and can’t get out. This happens when the brick is painted. Presumably the brick was repointed correctly with no leaks. If not, speak to the mason. Maybe the windows need to be caulked better where they meet the brick? Nothing on the interior should prevent an exterior brick wall from breathing.

I think op is right to be concerned. The put weep holes in brick walls for water to get out and as cate says, water trapped by paint causes problems. This seems to imply that water in a brick wall is ok. I suppose it is ok until it freezes and expands and causes problems. I had water enter the joints in the top of my chimney and I watched as over several winters things decayed and we finally had to deal with that. If it is brick, can pointing help it? If that is not the answer, there are specialists who address water proofing in masonry.

This talk reminds me that my neighbor left me two cans of fosters lager out back and I better get up now and get them. Water expands at a rate of 9% as it freezes and as bad as freezing is for water soaked mortar, its equally bad for aluminum cans holding liquids.

Do not ignore the moisture problem. Yes you will have mold. I just went through all this albeit with concrete walls. And yes brick needs to breathe. I’m not an expert but my understanding is you need vapor to be able to travel in and out of your exterior walls.

Is it in the lower part of the house? It might actually be an outside drainage issue.

If you plan on drywall and tile against those walls, you may need to build a well thought out cavity and egress for ventilation. Much like you would for, say, a cold roof. Regardless of that, you really need to trust that your contractor is taking this issue of moisture vis a vis ventilation seriously and resolving it before they start putting drywall and tile in. I don’t expect the architect to really understand it.

I would put some hours in on researching this before you let them proceed and get an expert in on the discussion. The thing not to ignore is that we know mold can you sick. And, based on what I’m reading, it will get moldy if you don’t fix this.

@christinamove It’s in all levels of the rear of the house, and actually worse in the top floor. I’ve checked the ceiling of the room and it seems like water is not coming in through the roof, rather most likely it is getting in through the old windows, which will be replaced but will arrive after the bathroom starts getting built… Both the architect and contractor are now saying there’s no way to make the wall 100% moisture free and we need to proceed… I agree about the mold issue and taking it seriously but not sure what else to do. The entire rear wall was repointed and is still very moist…

Concerns about toxic mold are sometimes overblown. However, you don’t want the tile falling off. If it’s just a few weeks I wouldn’t worry too much. Can you temporarily cover the old sills or sides of the windows with plastic or caulk, etc., cover wherever the moisture is entering, until the new windows are installed?
