Mitsubishi AC

One of our contractors is using JM Mechanical as a subcontractor on a current project. I’ve met the owner, John Marino, at the site several times and the job is almost finished. So far everything seems good. They are licensed and registered with DOB since 2015 as JM MECHANICAL HVAC LLC.

We are planning Mitubishi minisplits for AC. Our GC’s AC guy proposes two 12,000 BTU air handlers on the first floor, and on the second floor, one of 9,000 and one of 15,000. (Giving more to the front of the house makes sense, considering our layout.) A bid we got on our own a while back (we would need to bring it up to date) calls for a total of 18,000 on the first floor and 21,000 on the second. We have never had air conditioning before. Is 24,000 BTU per floor excessive, or is 18,000-21,000 inadequate? The proposal we got includes a 12-year Mitsubishi warranty, the other 7 years. I am inclined to think the extra 5 years is worth something, but I don’t know how much. One more question – our GC’s guy proposes one 20,000 BTU heat pump for a total of 24,000 BTU of indoor units. Is that worrisome? Should the numbers match? Thanks for any advice!

“ecomfort” online site that sells these units has a detailed mini split btu calculator. Personally, i don’t like units above 12K. They are larger and a few decibel points louder. The units themselves are variable as far as how much energy/btu’s they use to cool/heat a space. So, even if it’s a 24k outdoor unit, it could only be using a max of 20k if thats enough to keep the temperature where you want it.

As far as extended warranty, to each his own. I didn’t get it, these units will last at least 15 years, after that you’re always better off just replacing the units vs trying to fix anything with it.

It will depend on your square footage. We have 24k per floor but our floors are about 900 sf. If you have less square footage you can likely go lower. For the heat pump, not exactly sure what they’re proposing but I recall there’s a difference in BTU demand between the heating mode and cooling mode. So that may account for the difference. I do highly recommend the heat pump as it will save you a good amount on heating. We completely replaced our boiler with “hyper heat” units (good down to sub-zero temps) and were very comfortable this winter. But even if you’re keeping your existing heating system it can still lower your costs and isn’t much more expensive if you’re already doing AC.
