Lease Riders prohibiting AirBNB?

Typically the “follow all NYS and NYC laws” and prohibiting short term rentals is boilerplate language that is already in leases.

Wondering if there’s anyone out there who has used or signed off on a lease rider that explicitly prohibits the listing of apartments, either whole or by part (i.e. a room) by tenants on sites such as AirBNB, VRBO, etc. What does the language look like and does it actually have any legal validity?

I’ve seen some conflicting information about what is and is not covered by a standard Blumberg lease that prohibits subletting, including that it only covers when someone is renting the entire apartment rather than living their and renting out part of it.
