Lease rider for Pet s

The law was intended to be non discriminatory for pet owners, but has simply dissuaded landlords from accepting tenants with pets. Why would a landlord take a tenant who has a dog, and cannot ask for a pet deposit, when a tenant who does not have a dog is qualified? The structure of the rent laws in turn work against tenants in many circumstances.

A damage rider by itself is not really worth the paper it is written on, along with a Pet Damage deposit, helps. The Pet Damage deposit is in addition and separate from the regular security deposit.
Another way is to inspect where they currently live if it is local, as well as neighbor references for the pet. Always meet the pet as part of the screening process.
Much as I love dogs & have always had a dog myself, I try not to rent to people with dogs. I have seen too many pitiful animal abuse cases with tenants that should never have a pet.
The only people that I do consider with a dog are people that work from home, or take their dog to work with them and even then I ask for a damage deposit & a vet reference. That in itself is a good screening tool, those that love & look after their dog generally have no problem with it. You would be surprised how many do not even have a vet on file!
The bottom line is: claiming on a dog rider while they are a tenant or after they have moved out, in NY courts will get you nowhere.

Now LL either have to charge a one-time pet fee or monthly “pet rent” (on top of the regular rent).
