landlord wants to us to pay to move / change a radiator
We have asked our landlord if we can swap out a large radiator in the corner of the living room for a smaller unit that sits under the window. the thinking here is that the large one takes up floor space that could be better utilized and also the radiator itself is way too big for the space so we mostly have it turned off.
He has agreed to do the work but he is asking for us to pay for all of it – $400 for the radiator and $450 for the labor. Does this sound reasonable? Would it make sense for us to ask for a $400 credit towards our security deposit or a discount off the last month rent or something since in the end he gets to keep the radiator? Or am i splitting hairs here and I should just be happy he is willing to do the work since it will drastically improve out living space?

randolph, that thing you posted a pic of is what we put in our bathroom. much lighter and easy to carry. legs are shorter so it will not line up without blocks. came primed. we hit it with high temp white paint.
you can do this yourself. of course ours it sitting on little wooden blocks nearly 10 year after the fact.

Can you post if you find a nice smaller one? We want to downsize our radiators if not go full HVAC (TBD) and we have clunky old steam ones. There are beautiful hot water radiators from the UK but I’m not finding similarly attractive smaller steam ones. Agree that the install shouldn’t be bad; we recently had ours removed for repair and replaced with some new pipe for leveling and it was a pretty easy process, didn’t have to drain the system w steam heat.

here is the existing radiator, they don’t have to run any new pipes they will just install a shorter radiator to the right of the valve under the window which will open up that corner so we can put a desk there. i guess they may have to extend a pipe a little bit so that it is centered under the window but no need to open ceilings. Did you spec the actual radiator? Do you know if they plan to leave the pipes in place, and move only the radiator, with new pipes going all over the place? (Unless perhaps they’re able to go in through the ceiling below you, or they’re planning to pull up the floor, and there’s room to reroute the pipes and it won’t affect the overall performance of the system?) Solution could be worse than the problem.

As a landlord I would not allow a tenant to spend down the security deposit, and would require reimbursement of the deposit if it were used for anything during the tenancy. I would just enthusiastically pay for the whole thing so as not to seem difficult. (Assuming the cost is not a hardship for OP, of course.) I’m surprised the landlord can easily swap out a radiator. To do it at our place (hot water with two pipes), I’m told the entire system must be drained — a huge and expensive undertaking — and not one that can be undertaken during heating season.

I agree with annep. Speaking as a former tenant, I think it is more than reasonable your landlord is willing to make this change, which ultimately he doesn’t need to do, and I would pay for the whole thing as a tenant. The cost is surprisingly affordable too.

If your landlord doesn’t need to do the work, but is willing to have it done at your request, I think their ask is reasonable. I would be happy they’re willing to do it at all and leave it at that.
