FWIW – Steve’s inspection of our brownstone opened our eyes to what we needed to deal with asap, and some improvements we could let slide in order to save money for more necessary and more desired improvements.

Just had a great a experience with Steve Cymbalsky, who I found here on the forum. He spent several hours going through every inch of our house, catching no less than three potential issues – open cracks on flashing on roof, bulging chimney, and rot on a balcony support beam – that were completely missed by a comparatively priced home inspection I got from an “established” company before I closed on the property (not surprising, considering that inspection lasted half the time that Steve spent). Highly recommend for his detailed work and willingness to go above and beyond.

Brownstoners: Over the years i have received calls from readers here, often first time homeowners, who have asked me to provide them with a consultation in which i walk the home with them and allow them to ask questions and i discuss with them maintenance issues. I always refused this work because i was not sure what to charge and was not sure how to deal with issues i felt i was not legally qualified to speak about (hvac;electric; structural). Now that i am a licensed Home Inspector, i know what to charge and 5 hours for me on site is not much more than a typical “pre sale” home inspection on a larger home. I also now know how to deal with questions about gas pipes or electric; simply point out what i see as wrong and tell them “call a licensed pro”. i have three cases in the past 3 weeks on two inspections (including the op’s) where i found things that if something had not been or will not soon be done, something very bad could have or will happen.
as for the op: i spent an hour on his roof alone looking at the the seams in the roof, the parapet walls, skylights, chimneys and the gutters. i took over two hundred photos of the property and my report is twice as long than the report provided by the pre sale inspector.
I just passed my state licensing test for wood destroying insects and as soon as i pay the licensing fee, i will be able to sign off on termite inspections for mortgage lenders requiring a licensed person’s signature. i will include this service with every home inspection.

I am now a licensed NYS Wood Destroying Insect Technician. If a mortgage lender requires a termite inspection be performed by a licensed technician, i can sign that form. every home inspection i perform will include a termite inspection as part of the package. i will need an unfinished cellar and access to the areas of the joists around the perimeter to perform such an inspection.
