I've long used the verb "remuddle", from Old House Journal, to describe badly

remodeling an old house. This morning I learned a MUCH better verb on the NPR comedy show “Wait Wait, Don’t Tell Me”. It’s “to grimthorpe”, which I think is a terrific word for an awful practice: https://www.wordnik.com/words/grimthorpe

I disagree original finishes are worth saving only if they were considered better than average for their time. Many modest and ordinary houses were extremely beautiful as built, such as pre-Civil War Greek Revival houses and 1920s houses. The finishes fit with the architecture and will never go out of fashion or need replacing like a remodel would. I was surprised to discover that even basic World War II era Navy housing was more alluring with the original finishes when a rare intact apartment came up for sale recently at the Clinton Hill Co-ops.

Actually with new technology, using the right shops, and a some effort, I’ve found that even special trim often can be economically replicated. The problem is who will figure it out? Homeowners paying huge prices don’t want or trust themselves to do it, and architects or contractors don’t want to deal with it when home depot mouldings and sheetrock returns can do the job. I may post more on this in the future.

I agree with what has been added…

Of course the other thing to consider is just how ornate is the molding, trim and (sometime) floors…?

Here in Bay Ridge we have what I call “middle class” row houses.. They have just a hint of turn of the century opulence.

The Parlor level might have single piece crown molding in all rooms, and the doors and windows might have an “egg and dart” trim at top and pilaster casing.

The upper levels of these homes were not built it be seen by outsiders, so they are simply not ornate.

The trim in my home is not Architectural Digest quality.. and could have been rebuilt at a reasonable cost if I did a full-on renovation… and the added benefit to upgrade everything would have been worth it (for me.)

I’ve seen some homes, especially in the Heights or Slope where ripping out the old trim and crowns would be an awful idea… Especially if there are many oak built-ins.

I’ll add my 2 cents. The 19th century construction is still there after 150 years or so. The new construction renos will probably last about 10-20 years before they start to look rundown or out of style. Lime plaster is clearly a better material for walls than gypsum wallboard. It’s extremely mold resistant, it looks better, it offers more flexibility for architectural features, and it offers much better sound and privacy insulation. On top of that it is so durable and repairable, that plaster can last hundreds, or even thousands of years.

Now while there are ways to insulate these houses, I’d favor following best practices for historical buildings. Installing modern insulation inside your brownstone might feel like a good solution, but the masonry walls aren’t the same as modern siding, and risk spalling if precipitation or condensation freezes on them, which is a drawback of internal insulation.

On the other hand, properly installing good quality windows, and having an appropriate heating system, should result in a reasonably comfortable and acceptable home. You may spend a few thousand bucks a year more on heating than a passivhaus, but you’re not going to achieve that in an 1890 house.

All things considered….

I’d have to say yes, better…. But it’s probably owners’ preference.

Full on Demo (in addition to your observations above) gives the owner a chance to INSULATE the notoriously “leaky” areas around the door & window frames/trim and within the room dividers.

I love the old-school room moldings, but if I had to do it all over again, I’d sacrifice the eye-candy for a proper interior-heat-retaining-envelope.

It only takes ONE renovation to understand — Why (unfortunately) ripping out ALL that ornate, turn of the century ceiling molding, door & window trim and lovely plaster walls is a better idea than doing a three-floor “RESTORATION…!”
