insurance skyrocketing

welp after doubling in 2023 my insurance through chubb is increasing another 50% for 2024. this is a pretty modest 3 story brick townhome with a garden rental. i think options are unbelievably limited, but has anyone figured out anything to feel like you are adequately protected without getting utterly price gouged?

Seems like many roads lead to Pure. Just for the entertainment value, this is Chubb’s formula: $2,212/sq. ft x 4 floors + $442/sq. ft for the deck + $331/sq. ft for the basement + (this is my favorite) $157,000 for “hardscape” which in our case is grass that won’t grow. For a three family rental property. I mean, I love the house and it has some awesome details, but this is crazy!

I can’t remember if I posted this previously, but Pure had an amazing credit for installing an automatic water shutoff. And that replacement cost seems high. My 25 x 42 house came in at like $6.8m replacement cost like 9 months ago. If you want non-discount tier coverage, I highly suggest Pure. I used to use USAA for our last place, but they wouldn’t directly insure a property over like $3.5m, and the two they offered as a broker for above that were Chubb and Pure. And from everything I’ve heard, Pure often comes out as the preferred choice between the two.

Per Chubb, which recently did an appraisal (we tried not calling back, but gave up!) our 3 family 20×40 home is worth $7.5M. And, in order to even be considered for updated coverage, we need to install a central burglary alarm system and sprinkler water shut offs. Central burglary alarm for a 3 family is ridiculous and demonstrates that they just don’t want the business. Our agent recommended Berkley One and Pure. We’ll see. Might end up back with Brownstone agency, but I really wanted better coverage.

here in the uk everything is increasing im prices at stupid rates! insurance, mortgage, rent, every day items even mcdonalds saver menu isnt cheap anymore

It was a claim following Ida. My condo is on the parlor floor but we had a ton of roof leaks / subsequent mold etc etc. Travelers had so many claims that they paired me with an adjuster in TX who knew nothing about NY real estate or construction costs and who also kept insisting that my bay window roof leaks might have been from water somehow coming up from two floors below. The only reason I made any headway was by calling them out on social media after months of non-movement and even then it was a struggle. I jumped to USAA once everything was paid out.

My Pure policy went up like crazy last year – they wanted a rebuild of cost around 6M I think. I went with Brownstoner. It’s much cheaper, not as full features but dramatically more reasonable.

FWIW I had Travelers for 10 + years and when I finally had to file a claim they were an absolute nightmare.

Did you compare with Pure Insurance? They were the (slightly) more economical option when I was looking last year.
