For anyone following along.
Allstate had good plans and prices as well as good discounts for bundling but wouldn’t insure my home for more than 1.5M
Pure wants to insure for ~4.1M at a cost of ~17K
Narrows quoted ~2M in coverage at a cost of ~8K
Amica quoted ~2.9M in coverage for ~13.5K with 2M of personal property
Brownstone quoted 2.5M in coverage for 5K/year with a 3 year policy but only included 200K in personal property.
We’re going with Brownstone and will add a secondary policy for additional personal property.

Hi – I’ve been using Pure for some years now for insuring our brownstone. They’ve always been expensive but have just gotten a lot worse so I’m looking for options and I’d love to hear what people are paying. Of course, it’s hard to compare policies but Pure is a pretty full-featured policy. They are setting rebuild costs at ~3.5M, will cover historical methods of rebuilding, and doesn’t actually limit rebuild costs. That said they are looking for 17K for the year on our 3700sq.ft brownstone. Is anyone else willing to share who they are using and what they’re paying?

I paid a little under $5,000 for three years with Brownstone agency, but have been told to expect an increase when I renew for the next three years late next month.

That looks like 17k a year. They are paying for what looks like detailed replacement with historical accuracy.

Our 2,750 sf historic district rowhouse is insured by Chubb and, like you, includes full replacement with historical detail and no limit on construction costs in the event of total destruction. It was $5,000 last year but went up to $6,000 this year.

Colonial: we had met life. We probably had the policy you speak of, rebuild with exact materials. Unfortunately, met life sold auto and home to farmers a year ago. They no longer insure homes.

I have not read my new policy yet nor spoken to farmers to see if they will honor all of the terms of my old met life policy, but if they are still offering the same policy colonial mentions above, i would check out farmers. Met life told me the cost of the rebuild using the same matetials was not limited to their estimate of the cost of the rebuild.

I realize there are reasons to want to rebuild as much as one can a facsimile of an old home that gets damaged, but I question whether the materials or craftspeople even exist to rebuild in the same that way a brownstone was built over 100 years ago, even with unlimited $.

Brokelin. All that really matters is that the finish details be done that way. The stair balustrade, the doors, the floors, the moldings. All of this can be had, even if recreated at a place like adriatic and some commericial door makers manufacture doors the old way. We don’t have to go back too far to find men who did this the old way and even i have and can cope crown moldings (big ones).
It does not matter if what is underneath is new and modern: drywall under a coat of plaster, plywood sub floor under oak face nailed strip, marine epoxy under the oak facing to make up a door. Use modern where it makes it better and keep old where it pleases the eye.
You are correct though. It is very hard to teach the younger generations to do this. Not only do we no longer have shop classes in schools, but you have to want to do it. You have to want to do it so bad that when you are 17 you come home from school and do it on your own or with like minded friends and as your are learning, you open a book or read on the ‘net instead of playing video games. You ha ve to want to do it so bad that if the boss says “stay after work for an hour with me today i want to teach you something” (at no pay), you appreciate what he or she is offering and take advantage of it without complaining.

Hah – I keep thinking about making them pay for horse hair. I was talking to an agent today who was talking about how hard it is to find plasterers and that it’s a whole thing and that replacement cost of $1100/sq. ft. is warranted.

My in-laws went with a new policy with Zurich, their Distinguished line in 2021 for a 5-story brownstone. They also found Kingstone quote to be reasonable. They had been paying $8K per year with another provider and I think managed to cut in half with the new policy, though I don’t know the coverage specifics.
