In need of a good General Contractor

I’m in need of a good, reliable, high quality General Contractor and Handyman.
This will be an ongoing relationship worth 10-20K per year or more. I regularly have maintenance work that needs to be done on my 120 yr old townhouse. I run an AirBnB out of the top floor (we live in the house so it’s legal) and so need work done within a tight time frame. Current projects on deck are a skylight repair or replacement and a radiator valve replacement. Upcoming projects are a new dryer ventilation duct in the basement, and a concrete base and drain for a 2nd floor clothes washer/dryer.
– I want high quality work that will last for many years.
– I do not want BS or stopgap quality.
– I inspect and get opinions on every job. I will not be snowed by excuses and explanations.
– I pay on time and honor all commitments.
– I need work done within a specified timeframe
– I have tremendous respect for high quality -craftsmanship-, care and consideration.

I have been severely bur ned by terrible work and silly excuses on the part of my current GC and am looking to move on.

that sounds like a great way around this.

that GC needs to be reckoned with. this is part of the problem here in the city is people skirting laws at every chance and then leaving the homeowners in the lurch. it is not right.

Update: after speaking to some licensed electricians we’re going to handle it this way: Electrician will come and do an inspection. There will be spot checks where outlets will be pulled from the wall and wiring examined, breaker box examined, and visible wiring in the ceiling crawl space examined. If all looks safe and up to code, electrician will write a letter saying essentially: “based on inspection there is no knob and tube wiring and all appears to be safe.” That, from what I understand is all the insurance co is looking for.
If the licensed electrician says I need to make changes or there’s something untoward, I’ll file for a permit and arrange to make the required adjustments.

OP: this is what i think happen: the GC should have advised you that this job should have been filed and as a GC he should not have moved forward without doing so and from there one of two things happen:

1. the electrician is licensed but did not mind doing a job that should have been filed without filing until the GC asked him for a letter for the insurance company. Insurance companies make contractors nervous (more so than our inept city and state agencies). and if something goes wrong, insurance companies know how to pin financial responsibility (they’ll keep that letter and 10 years from now, if something goes wrong they will go after someone; the term is “subrogate”; i watched this play out between an insurance company and elevator maintenance company after a fire in an elevator control room). my guess is that the electrician realizes that if he provides documentation to a job he did illegally, and something goes wrong years from now and the insurance companies get involved, he is aware that he can lose everything because his own insurance will use his fa ilure to file the job as an out and not protect him (and they may be able to get him personally, not just his firm).

2. the electrician is not licensed and can provide no such letter. the same thing, if he provides a letter and claims to be an electrician and something goes wrong years later, he is on the hook (and possibly personally as his insurance co. will abandon him).

I would be pretty sure that it is the GC’s job to ensure that the contracts with the subs are properly written and the work is properly executed, including filing all permits. i think this falls on the GC. you have recourse here.

my honest thought is that the work should have been filed and that no serious, licensed electrician will even put his name to the letter for the insurance co.

The GC is licensed and insured. The “licensed electrician contact of the GC who was apparently going to supervise and sign off I have never met and I only know his first name so I have no idea if he is actually licensed or not. The fellow who did the actual work I believe is not licensed but is very smart capable and competent from what I could tell. I got to know all the members of the GC’s crew and began to understand which ones knew what they were doing and which ones were incompetent.

The insurance company was mainly concerned about the knob and tube. They didn’t mention dob they just wanted a letter from the licensed electrician saying all the knob and tube wiring had been replaced and the wiring was safe.
