Illegal HVAC in landmarked house

GC is proposing to do HVAC w/o a Type 2 permit in a landmarked house to avoid hassles of LPC and need to possibly fix un-permitted work from a long time ago. Pls advise. Thanks

Sounds like a reasonable approach. If you’re in a landmarked district, then all work must be submitted to LPC, even if only for a cursory review. This approach avoids future LPC violations for unpermitted work, and rolling the previously unpermitted work is a good way to avoid receiving an LPC violation for that work. I would commend your GC on being so upfront with this.

Depending upon the work, you or the GC may be able to submit the LPC application without an architect’s help, but most likely it will take some drawings, so it may mean hiring an architect or engineer for the application.

Also, depending upon the work, it may be necessary to file it with the DOB.
