HVAC/gas help!

General gas/plumbing/HVAC tangle! So out tenants in the garden apt smelled gas last week – national grid came out, checked the lines, and locked one meter (luckily only leading to our gas stove) – after learning about all the DOB rigmarole about gas work, we are leaning toward getting an induction range and leaving that gas line off. Now tenants smell it again, but seemingly only when we have heating on. Since nat grid checked everything last week, am wondering what the deal might be – should I have an HVAC specialist out? Our chimney is unlined (getting that done next week) – could that be it? Any suggestions about where I might turn for advice, or repairs, so I dont end up in a heat- and hot-water-less nightmare?

thanks all! i’m getting victory brothers to come out on saturday to have a look at our whole HVAC system – hoping that a good cleaning of the ducts, etc. will sort us out (we have a forced air system, and have no idea what the former owners did for upkeep – although the furnace/boiler is newish). then chimney lining, and caiazzo brothers plumbing to look at the gas lines (they installed our hot water heater in may, and did a good job, although this time around they’ve been a bit flaky!) .

The real question is, did you smell gas? Tenants are often paranoid and don’t know the difference between gas and other typical building smells.

A plumber IF you have a boiler. I don’t think any plumber would want to work on a furnace and from the one experience I had when an otherwise competent plumber Inadvertently shut ofF the pilot light on my hot air furnace, YOU WOULD NOT WANT THEM TO TRY!

These are helpful responses. As a new-ish homeowner, I would not have thought to have someone inspect these things annually, but it does sound like a good idea. Can someone suggest a company or person that they use for this job each year? Thanks!

Every home owner needs to have a licensed plumber that knows your building & routinely checks your boiler etc.
They can run gas leak tests & correct them before getting National Grid involved; who will just turn the service off & cause a lot of stress to get it turned back on.
FYI: It would not be the first time that National Grid turned the wrong line off!

Your furnace or boiler should be inspected yearly. You should have someone who does that on a contract basis. And then you can call them when you have issues like this. You certainly don’t want the tenants calling National Grid. If they checked the lines then the rest should be good. They could be smelling a sort of start up smell associated with the heat coming on, especially if it’s forced air. I’ll let others recommend specific HVAC people but there are a numbe rof them here as regular posters.
