How to discern original use without floor plans

I’m in contract on a 1901 brownstone and I’m trying to discern the original layout and use – as a single or two family home. The current C of O is three family (grandfathered?) with one unit per floor. The top two floors are basically identical in layout and wood floor inlay; both have front and back parlors; both have galley kitchens in the rear with dumb waiters. The basement/garden unit is 3/4 living space and 1/4 systems room, with decent ceiling height. The single door main entrance opens directly to separate doors that lead to the top and parlor floors. Oddly, directly behind the main stairs is a set of narrow stairs that connect the top, parlor and basement floors; each set of stairs is enclosed behind narrow doors. Original servant stairs? Any input would be greatly appreciated as I would like to convert to a single or two-family yet try to honor the original integrity of the home. Thanks!

I actually found plans to the building this morning, on this very site! Its an amazing resource that seems buried away. As of the I-Card survey taken in 1932, the building was a multi-family. Both sets of stairs were in place on the plans. My home inspector now believes it was built as a two-family with the garden level space (which has its own separate exterior entry) serving as servant quarters – and the second, narrow set of stairs were for servant passage. Do you know what ‘S’ ‘T’ and ‘R’ might represent in the kitchen diagram? My guess is S for sink or stove; R for refrigerator or range. No idea about the T..

Identical layouts, matching ceiling heights, bathrooms located between kitchen and stairs and stacked one on top of another — all those are signs of an original multi-family with one apartment per floor. If the bottom/garden floor unit is partly below grade (particularly if the access is from the public hall rather than inside the first floor unit) I’d guess it was originally storage and laundry, not part of a duplex. I have never heard of a double stair like the one you describe! I did see an internal second set of stairs for a duplex, I think, in Crown Heights but it wasn’t actually built that way. Thanks for the feedback Cate. The building is fully detached and I didn’t notice any air shafts. Several bedroom doors have transom windows though. Location is the Bronx. Yes, a small bathroom is located in the same spot between the stairs and galley kitchen on the top two floors. Both units have the same ceiling height. The second set of narrow stairs located near the main stairs is what’s throwing me off – seems unusual.

It sounds like potentially an original two family with one unit per floor. Is there a small bathroom between the stairs and an air shaft on each floor? Are the ceiling heights in both units the same? What neighborhood? I’ve never seen double sets of stairs one behind the other like you describe. Occasionally one comes across very grand late Victorian houses in Crown Heights with a second set of stairs on the opposite side of the house from the main stairs, running from the kitchen to the dining room, in an extension.
