Hiring an architect

Hi all,

We’re in the process of interviewing/hiring an architect for small scale renovations. Any tips on what to look for and/or questions to ask? We do live in a Landmark house. TIA!

Hi @joearchitect, thanks for offering to help! I’m just trying to figure out what is the norm in interviewing/hiring an architect. We’d like someone who’s experienced and actually have time for us. Also, someone with a reasonable fee structure. Any advice for questions to ask, and what (experience/license) to look for would be very helpful. Thanks!

Your best bet is recommendations from people you know. Equally important is they must have lots of experience with the specific thing you want to do, and hopefully you like their work in that area. They can even have experience in a specific geographical area with a specific building type. For one project, we worked with an architect who was great with space, opening up the rear, and updating kitchens and baths, including on a budget. For another project, we worked with an architect who had extensive knowledge of historic architecture, available off the shelf parts, how to combine the latter with custom to create a reasonably believable “old” new exterior, how to draw detailed renderings of all of it, and how to get the proportions right. One charged by the hour. Another gave us an overall project price. For anything beyond that, there was a per hour charge. The project price worked best for us and seemed efficient. In my experience, typically there is not a charg e for an initial brief meeting and walk though but there will be a charge to create a detailed floor plan with measurements.

My experience is that architect fees were either a % of renovation cost or a flat fee. One bucket of architects who mostly charged a % fee were “higher end service-wise” meaning they hand held their clients, assisted with detailed design, helped to manage the projects, etc. The other bucket charged a flat rate upfront + change fees. You pretty much have to know exactly what you want and you’re using them mostly to only file drawings / permits and the occasional, is this legal to have xyz added questions. This was for a major renovation. Every architect I spoke with charges extra for a landmark property… because its a lot more for them. Not one charged me for a consultation but then again by consultation I would think it depends if you were doing a detailed review with them vs these are the general things I want to get done, what are your fees.
