getting started with a potential addition of a new floor

Just because it previously existed, does not mean that you can add it back. The zoning may have been different (or non-existent) when it was built and your current zoning (and/or building codes) may not allow it, so follow jmhillra’s suggestion and get a zoning/code analysis from and architect or expediter before you go any further.

i am not really sure how to get started thinking about this project. there are obviously huge issues with engineers, architects, contractors, etc that all need resolved, but trying to figure out how to even begin. the only thing i know is that i am allowed to add another floor since the prior tenant removed what i would like to add back in the early 90s.

Start by calling an architect or a knowledgeable expediter/code consultant to discuss the zoning and code issues. I’d be happy to take few minutes to look into it.
