General Contractor recommendation for 3 story house renovation

Hi, I am looking to do a renovation of a 3 story single-family brick rowhouse. I want to start in February when our architect should have the plans approved. Here is the rough summary of the scope:

– Level and replace floors (probably new subfloor and joist sistering)
– New partitions, ceilings, molding, window casing throughout
– New structural support beams for new layout and rooftop compressors
– Replace plumbing (1 kitchen 2.5 baths), electrical, HVAC systems
– Level and restore staircases
– Replace deck with new steel deck
– New windows

If you know of a GC who would be right for this job, please let me know.

Before “looking for Contractors” think very hard about the quality, style of finishes & budget you are hoping for.
Any contractor that tells you that they can start in February is either: A.) lying, take your deposit and you will still be waiting to move in a year or so later with no end in site. B.) Just starting out with no experience or C.) Absolutely hopeless.
Contractors for a large job like this & yes it is a large job and due to the work you say is on your list, it is actually a much longer list, are booked a year in advance.
You should have starting working with a contractor before or alongside hiring your Architect, in order to get started as soon as plans are ready for permits..
But to answer your questions; what kind of contractor are you looking for: A Brownstone \Restoration quality? A Home Depot sheet rock box quality. An environmental high tech quality.
Go and look at other peoples finished renovations, who did them? Does your Architect have any su ggestions? To ask an anonymous group on people on a web site that these days does not have the same focus it once did is just going to waste your time & money.

Try talking to Jeff Green http://www.gghibrooklyn.com jeffgreen@nyc.rr.com. He did a two floor near-gut for us and we were very happy. He is conscientious, communicated well, has a small, consistent and dedicated crew, and his quote was not outrageous. He is based in Windsor Terrace.

This all depends on your budget. Quotes will be wildly different depending on the contractor’s expertise and demand at the time, among other variables. Good luck!
