Hi neighbors,

I’m considering renovating my garden apt (~1100 sqft, 1890s brownstone, non-historic), reconfiguring from a 1br into a 2br…i have 2 possible options, 1 just swapping the living room and bedroom and carving a tiny 2nd bedroom out of the living space. the 2nd would be putting an extension on the back (i’m in a coop so would need to get this approved by my neighbors…) neither would involve moving the kitchen or bathroom. Am i crazy to think I can get this work done for less than $100k?

I’m definitely an amateur when it comes to these things. Any thoughts on where to begin, recommendations for contractors or architects to give estimates? If anyone has done this or something similiar, sharing your experience would also be much appreciated!

Consult with an architect to see what is feasible. Might be looking at $100K to $200K for an extension. You will need a proper foundation, insulation, electricity, and some type of heating.

I am not an architect but as a suggestion–before you get too far, consider whether your plan takes into account that all bedrooms have to have a window, and 2 forms of egress (you can’t have a room going through another room). Also the window has to be sized within a ratio related to the size of the room and large enough to serve as egress in an emergency. If that works then you can probably move forward but if not you may be stuck. An architect here may suggest otherwise.

Even if you had the funds necessary for an extension, getting your coop to approve an extension will likely be difficult, if not impossible.

It is easy enough to make a second room even if it does not qualify as bedroom – people will use an additional room for whatever they want to, as extra space for an office, dressing room, playroom, closet, or yes, even to sleep in.
