We are on a pretty tight budget, and would like good quality renovations without spending more than $400K. Our new home is a limestone townhouse, 3 stories plus basement. It is in a reasonably ok condition (structure etc) according to my inspection but the house will need a full renovation. ie new plumbing, boiler, kitchen the whole works.

Any suggestions on who we can hire would be much appreciated. Thanks.

Have you started removing walls yet? You cannot tell how good the structure is until you start taking down drywall. You can eliminate very obvious issues, but there are many things which won’t be exposed until you start getting down to the studs.

Full renovation of a 3 story townhouse for 400k? Can’t see it happening . You’ll likely need close to double that to do it right.

We are happy with our architect and GC, but I think the GC would be outside of the budget you have listed.

I can recommend Eric Safyan, architect 718 938 8806. I think it is possible to get it done within your budget, but it will require a lot of involvement on your end and a very tight grip on your budget. I did a gut reno of a ground floor apartment, connecting it to the basement, for around $220k, which included a few big ticket items like excavation and underpinning, fabrication of 2 staircases, split system AC, etc…
