Flushometer replacement plumber

My tenants’ flushometer toilet has a persistently leaky valve that we have been told can’t be replaced. I’m happy to get rid of it, anyway; the toilet is not as industrially powerful as it looks like it should be and my 5 year old is freaked out by how loud it is when they flush above us. Can any plumber replace, knowing this is a slightly more complicated job than just a straight up toilet replacement? Or any recs? I am not doing anything fancy here, just a quality tank toilet will do.

We did it! (Well my husband did; I was at work.) The tenants dog escaped and went on a romp in the park in the process which took a couple years off my husbands life and tacked 90 minutes onto the job. Grainger has parts for the older delany but i do not think they carry the entire unit. Grainger also has American Standard which i am not familiar with.

also, i am wondering if Skillman Supply on 48th st in Sunnyside carries this stuff. i used to live near them and went to them a lot for things for buildings. its a long time ago though (the 90’s).

also, Creed Plumbing Supply is now Plumbmaster. Most of the stuff we purchased for these came from Creed.

Alfano Plumbing in Queens almost certainly used to carry these, but sadly is no more. You might try calling New York Replacement Parts in Manhattan or Central Plumbing on 97th Street and Park in Manhattan. We’ve gotten a lot of obscure vintage-compatible plumbing parts from those two over the years. Good luck.

ok, let me preface this with this: i have not opened or worked on one of these since before 1999. So be aware that i could get something wrong here.

That looks like a newer Delany. by “newer” i mean like post 1970’s. prior to that they were smaller and the name was Coyne & Delnany. The older model was “Rex”. this newer one might be a “Flushboy”. If it is not a Delany, it is a Sloan. All of this will be written on the top.

Parts are available for this unit – be it the delany flushboy or a Sloan (you need the model; if that is a sloan it is not the newer model which is Royal). you might only need the diaphragm. the diaphragm is very easy to change. You take a wrench and turn the big nut on top (ccw to remove or in laymen’s terms – rightsy tightsy, lefty loosy). it will remove the cover. when we did this with new units in buildings, we put cloth around the nut so as not to scratch the chrome. the diaphragm will be right there on top as you lift the cover and it will lift right out. Sometimes these leak (i am assuming you mean it leaks in to the toilet all the time, like the flush is not stopping 100%) because sediment from old lines gets in under the diaphragm. I would clean them out and a week later we had the same issue. Also, i seem to recall that there is a seat in there with a ridge to it and one time i noticed one had corroded just a little bit (i was dealing with the older models from the 1950s) and that could not be fixed and we had to change the unit.

i think there is a gasket to go back on the unit after changing the diaphragm. better get a new one. do not over tighten things when reassembling though i cannot really tell you how much pull to to give it. perhaps watch a you tube video on how to do this (i just checked, they have them).

your unit looks old. if you have other leaks, say in the handle, there are complete rebuild kits for these. I am sure you could watch a video on this; it is easy to do. be careful not to score parts as you remove rubber gaskets and seals. i did just look at the prices for some of this stuff and it is a lot more expensive than it was in the ’90’s.

You are at a disadvantage because most of these in the commercial buildings have a valve under a cap just before the unit. for you to work on this, you will have to turn the water off to the bathroom. if you can not isolate the valve, you will have to turn the water off to the house. open a tap and check to be sure all is off. maybe open the bathtub faucet to drain water down from the flushometer.

If you go to replace this with a new one, you will need one that is fed from a pipe coming out of the wall directly behind the unit, not off to the side. most i have seen were fed from the side.

i am still trying to recall what supplier had a room full of this stuff. it would help to find that kind of place. if you want to replace the entire unit, take a photo, walk in with it and the guy will pull one for you. if you get the exact same model it will slip in without modifying anything else. if you try to change that to a sloan, you will have to change the connecting pipe (i think, i only worked with side inlet and the sloan and delany were different).

i am not a plumber and never had a problem with these. probably changed and/or rebuilt in excess of 50 of them in the 1990’s. But by the time i was doing these i had a lot of training in other sorts of mechanical things (and by that time had made a lot of other mistakes at someone else’s expense).

I will try to think of that place that had them. might have been a really good hardware store.

OK, turns out the tenants kind of like the toilet and my husband does not like replacing things that don’t need replacing, so we will just change out the mechanism. The toilets will live another day, seems like we should replace them in a couple years when we tear out and rebuild those bathrooms to replace plumbing and our groovy but cracked pink tile. If you decide you wish to keep the flushometer, post a pic of it here. The rebuild kits were available for coyne & delany and sloan and probably still are. These are very easy to rebuild – just the diaphragm or the entire unit. We used to order the rebuild kits from creed plumbing supply. Also, there was a supply house in the city that had a stock room full of new old stock flushometers, including the older, smaller style ones. I’m trying to recall who they were.
